 these landlord never returned calls timely..ive had leaky faucets..the stove was fallen apart.i fell down the front porch.the faucets were leaky for years. house insecure..drive..light fuxtures as well

 While as the previous poster suggested IS a legal remedy they are WRONG in assuming that YOU cant be removed from the property. If you DO NOT pay your rent for whatever reason YOU can STILL be removed from the property. All the owner has to do is say that YOU are a danger to THIER property and out YOU go. The OTHER WAY is to pay for the repairs yourself and submit the bill to them. This is ALSO a legal remedy AND supported by your states laws. If THEY do NOT respond in the 5-7 days by phone or 10 BUSINESS DAYS if by mail, then pay someone to fix it and submit the bill to either the landlord or the property owner. This way YOU get the repairs YOU want completed AND you get reimbursed for the costs. The ONLY drawback is if the repair is something that had YOU done a minor fix wouldnt have gotten to a major fix. At that point its on YOU the tenant as YOU didnt do YOUR part to ensure the smooth running of YOUR home. An example would be lets say the faucet leak. Are you SURE its a "leak" and NOT just a gasket that can be easily replaced by you. As someone who lives there its on YOU to address the problems. By either bringing it to thier attention or taking care of it yourself. YOU are an adult and ignorance is no longer an excuse anymore. YOU have the entire wealth of our societies information at your fingertips IMMEDIATLY!! If YOU didnt do YOUR PART you CANNOT expect that they are going to do THIER PART!

  first put in writing everything wrong, start with emergency situations as those require, by law to be addressed and fixed within 24\48 hours, you must put detail as up everything that needs fixing and request they do so. Now take pictures of everything for your evidence and please keep a copy of the letter you sent to both landlord and owner of property, very important you have all this along with in letter stating how many times you've requested it be fixed. If you have written any letters in past keep those I'm file to, also document all calls as to time date and what conversation was and if any resolution to your problems were offered. Mail to landlord, and owner, return receipt requested, so you have proof of service, this is not expensive and is proof you will need for next steps. Now wait till you reviewed proof of service which will be in 2 to 5 days depending, if they refuse service save that paper, this is proof that you've tried.

Put all this in a file for your gonna need it all, all documents to prove your case you will need I'm file worth pictures, date/time taken/what picture is of. If you have witnessed, ask if they will be willing to not only document what they see, but go to court with you if it should become necessary. after you reviewed proof of service, if there are emergency situations give them 24\48 hours to fix problems, please call when you get the paper back saying they reviewed your letter and ask them to please address and fix these issues. Document that call in a journal as well as all calls with days, time, sign at end of each entry. If they do not respond, do not fix your problems, now go to court house, talk to clerk, tell them your like to file claim against them, they will tell you how, usually only cost $50. Which you terms to get back in settlement after judge sees all your evidence, letter and their failure to do anything. Take your rent and go to bank tell the tale you need to put your rent in a escrow account as you you have court case against them and are putting money into this account until judge decided what you are to do. make sure you put in court papers that you will not be paying rent but will put in escrow account until the judge has made a decision on your case.

You can legally do this all of this and he can not evict you for filing the case, putting Remy in escrow account until judge makes decisions on if you even have to pay the rent on a place that has become a danger to live in, and you've done all you could to try to get them to fix these issues but they refuse. please check your state statutes as to your long you have to give landlord to fix emergency situations and non emergency situations. also read as to what your state constitutes as emergency situation, know your laws, cover yourself at all time. You can find this same information if you look it up under your stayed statues as to what your lethal recourse is to sum lords. really google it, you'd be amazed as what you can legally do, how to get help. please help yourself, google for help with shim lots in your state, if more people did this we could stop this for everyone.
