In November 2008 I was solicited from the internet to obtain a loan Modification to save my home. Homefreedom Partners Mortgage promised to get me a lower monthly payment and interest rate. As of December 31st, after charging me $2500, Homefreedom Mortgage had not spoken to GMAC Mortgage in any capacity. They never tried to negotiate any thing on my behalf. My mortgage was transferred to another company and Homefreedom did not know. They kept telling me everything looked good, everything was on track. When I called to request a refund they company claim that I did not allow them to do their job. Their Loan Modification was a scam.

I was the original person in Dallas, Texas that reported on the fraud of Homefreedom Mortgage, and I knew it would just be a matter of time before some other poor soul was ripped off by Homefreedom.  My mortgage was modified by my new mortgage company, but I negotiated the terms of the modification myself.  I now see another report of fraud by this company.  It is a poor system that allows companies like this to operate.  I did not contact Homefreedom, they called me.  I will continue to check this rip-off report site to warn others of the dangers of paying unsavory companies like Homefreedom.  I now work for a Mortgage Company, and I warn anyone and everyone not to use this company. I lost my $2500, but I am satisfied that I can help other avoid the pitfall of this company.

Why can't Homefreedom provide the name and phone number of the Loan Specialist they were working with. Why was no follow-up provided to the Homeowner. Why were no e-mails or calls returned from Homefeeedom. I will tell you, this is a total Scam.

If there was any doubt as to HomeFreedom Capital's honesty in our reply to Vickie Spears initial complaint, Ms. Spears herself has now supplied every reader of this site with the Proof that she is a liar and less than honest. Why do I say this? First the reply above supposedly came from an ex employee. We have NEVER had anyone named Erica Aruniz in our Employ. this is the first LIE. In fact, I believe that Erica does not actually exist. Why do I say this? WE have extensively searched for a company named Mortgage Solutions based in Texas and no record can be found with the Texas department of banking. I would tell her to post their names or supply them to me, as we have no record of any dissatisfied former client other than Ms. Spears. Any client we have taken a fee from is either still in the modification process, or has had a successful modification, or has had their money refunded when we did not succeed. This is a sad attempt to use The Ripoff Report to Libel and Slander an honest and hard working company that truly cares about its clients. I am a Bonefied Mortgage Solution Company who is working with 3 prior clients of Homefreedom Partners Mortgage, and the company does prey on victims of Mortgage Foreclosuues, who have lost their jobs, and in the process of foreclosure. They ask for all or one-half of the payment of $2500 up front and they send a fax to negotiate a forebearance or modification. They have no intention of doing anything. I am working with these families that have nearly lost their home to foreclosure with this company, but I have had to start over with all of the forms. Homefreedom has made no real attempt at modifying anything. This company is a scam on the consumer who is already suffering from loss of income and jobs. Homefreedom should have been able to provide the name of the Mortgage Specialist they spoke to at GMAC, and some feedback to the client, when I spoke to GMAC they gave me all of the information I needed to start working. This is a legitimate incident, but the facts are incorrect. We did make initial contact with Vickie in November, But as is our policy, we did not Start on her file until her full fee was placed into Escrow on December 15th. Vickie explained that the reason it took her so long to get full payment to us was that she had been scammed by someone promising her a loan for which she had to pay a large fee upfront. We made contact with her investor, GMAC, registered with GMAC as an authorized representitive for Vickie, and sent her the required GMAC supplied, specific forms, which she completed and faxed back to us for review and submittal to GMAC on DEC. 18th. Our underwriters reviewed her paperwork and submitted it to GMAC on DEC. 29. A more than reasonable time frame considering the holiday. Vickie was told that a Modification would take from 4 to 10 weeks, exactly the same as every one of the hundreds of modifications we do, We do not dictate the time frame for a modification to be completed, the investor does. During this time period, Vickie received a notice that her loan was being transferred to another servicer. The Lender did not notify us, even though we were registered as a representive for Vickie. We did later receive this information from GMAC, when we called GMAC to initiate negotiations. In the contract that Vickie signed, it cleearly states that we do have a 100% money back guarantee if we fail to provide a modification solution for our client. However, it also clearly states that if the client withdraws for any reason and prevents the company from securing a modification, that all monies paid will be considered compensation for work already performed. Vickie withdrew 2 weeks into a 4 to 10 week process, hiring another representitive that sent us a cease and desist letter. She claims to have not been able to reach anyone at our office, yet Both I and two other of my employees had spoken to her two weeks ago when she started this nonsense. I will supply telephone records to support this if necessary. My OPINION is that after she had paid our company for services, she found someone who offered her a cheaper price for what may be inferior service and decided she would just cancel with us. When we held her to the letter of our contract, she trumps up accusations, and now proceeds to try and threaten us with actions like this. I have, and can post all the documents to support this rebuttal. We provide excellent service for hundreds of people each month. We ESCROW funds until we complete the modification with an independant attorney, and we do offer a 100% money back guarantee, for which I personally have directed said attorney to write checks back to clients in those rare cases we cannot accomplish a modification or other solution. We employ true mortgage professionals with at least 10 years of underwriting experience to negotiate on the clients behalf, and we get results.

The loan Modification that Homefreedom Partners Mortgage promises to get is a scam of people already hurting from loss of job, 401 k's and other income. They are already facing foreclosure, when Homefreedom Partners Mortgage steps in to crush them even further. They do absolutely nothing for $2500, with a phony money back guarantee. Consumers need to be aware of this unscrupulous Company. The forms they send is only their forms, not the forms of the Mortgage company
