Josh Cantwell & his companies are NOT ethical! He blatantly lies in his webinars. Cantwell says over & over again how a person doesn't need any money down to start buying & rehabbing properties. He says, that with his company, an investor can borrow from them & they will lend on the purchase price & 100% of the rehab costs. He emphasizes that his company does not have the strict requirements as banks to borrow. Cantwell states that, "you get all the capital you need, you need NO MONEY DOWN, its all asset based lending & all on auto pilot". "You don't need, W2s, bank statements, tax returns, 2 yrs on a job or good credit". This was great news & also Cantwell tells a story of having cancer & being ill for several yrs, like me. I thought he was a nice, good guy who was telling the truth.

Boy was I wrong! I signed on in Dec 2015 after being ill for several years. Cantwell's so called "coaching" & other crap costs $995, plus $$97 mo & another charge of $388 annually! $1480 just to start & be able to borrow from his company. Although I was still on disability & not in very good financial shape, I signed on & then formed my LLC & got ready to work with Cantwell. I then find out that I DO need money to get started. I needed money for the inspection, appraisal & the first rehab costs. This is easily $5K or more! So I waited, & studied & watched the RE market in my area. I was rear ended in my car in Sept 2013. I now have permanent neck & back injuries. I had Progressive Insurance & they refused to pay my claim. After almost 3 yrs, I still did not know when my case was going to court. I decided to accept the small settlement because based on what I had been told by Cantwell's people I needed the money to finally get started with my rehab business.

So in Aug I found a property, I entered it in Josh's "Deal Genie" & it was approved. I received a Proof of Funds ltr (which is not really!) & waited to hear from the underwriter. When after a few days I hadn't heard from them, I called & left a message, got nothing so I called again. I spoke with a woman who told me that I now had to show proof of income & job, tax returns, good credit & 20% of the rehab costs in the bank!! I was livid to say the least! She didn't understand why I was upset & gave me to another woman. I told her that a business CAN NOT change their requirements on clients that signed on before the change. That it is not only unethical, but very bad business & customer service. She was supposed to have someone call me but I have not heard from her as of yet. I never heard anything about my "deal" either.

I have been posting anywhere & everywhere I can to let people know what a SCAM this really is! I made very important life decisions based on the info I was given when I signed on with Josh. I could have continued with the lawsuit & gone to court & probably received a lot more money! I even answered an email from another so called expert who is promoting Cantwell's "lending". I told him to careful about passing on lies! I received a call from another one if Cantwell's people who found out about my email. He said he was taking over this issue & would get back to me. That was a week ago & I haven't heard anything else! I am FED UP with people who lie & mislead others just to make more money for themselves!

I spent my Thrusday evening after receiving several emails and even a text message after signing up to hear your long winded sales pitch webinar.   I at first was hesitant because I have unfortunately tried several of these "real estate mentor programs" only to be extremely dissapointed because nothing that any of them promised was ever actually realized or delivered.   

I am writing this after doing some further research on the amount of promotional content you promote on line and I hope that you find it in your heart one day to realize that over promising and under delivering is one thing but when you intentionally set to defraud people like I have read that have posted their sad and disappointing experiences online.   It is with hope that they find comfort and reimbursement for the time and money they invested in you and your organization only to be left feeling robbed and taken advantage of which is what you have left them.  I dont have to state that  you should be sorry or anything more as I am confident given your own health problems that in soon enough time you'll have to answer to a bigger source than report on some website.

It is with hope that even if one more person reads these posts after doing a little research it prevents  you from profitting in such bad faith.

The only way to deal with these type of situations and avoid fraud is not that difficult, not even a penny in advance to NO ONE under no circunstances!!!!!!!!!!!! My way of doing business is simple and effective after I cashed then I share commissions...take it or leave it.

 Hi I would like to respond to the gentlemen report of the Josh Cantwell real estate. I am very glade to have read your report you see I do alot of research to make sure that I do not end up in the unfortunate circumstances. I am dully sorry for your misleading and very taken advantage on your financial situation Sir however I do believe that what comes around gos around and this Mr. Josh Cantwell well have his day of bad misfortune. The fact that you would post my personal email is a testament to just how unprofessional, rude & disrespectful ALL of you that work for & with Cantrell are! I'm not sure what it has to do with the current situtation? I still have not heard from ANYONE in your organization! It's not "untimely" it just never happens! I have no problem with a business changing what they require but I do have a major problem with a business and/or their owner or spokesperson lying over & over again!!!! Cantwell is still, to this day using the exact same lies in his webinars! Check it out on YouTube!

I spoke with you several months ago. I signed up for your course and then I was too ill to do anything. I am doing much better now. I listened to your webinar on joining with you to be able to buy properties. I have wanted to get into flipping houses for a long time but I was never able to find the funds. I know that I can make a lot of money for both of us. I am an Interior Designer and I have redone a lot of houses. I redid my house in 2003 and then it appraised for about $100K more than I paid for it! Then in 2008, of course it was worth less than I owed. It's back to being about $35K more than I owe!

Since I was ill I have been in financial trouble and really need to make money NOW! I don't have the $995 at this time to start your loan classes and I also need to pay for what I cancelled. I have been looking at properties for sale in central Florida where I live and I have found several. It is becoming difficult to find properties here because everyone it seems is flipping houses. I would say that most to the rehabs I have seen are really not very good. I should have some money by the end of Nov to be able to start. I hope that I will be able to work with you and your companies at that time.
