Beware of this real estate fraud artist.

Dinkins lives in Las Vegas but deals in properties in Arizona, California, and Utah. The address he uses is a private mailbox. The last time I looked I found no real estate in the Clark County, Nevada, in Dinkins' name but I believe that he actually resides at 5609 Crimson Ridge Drive in Las Vegas. This is less than a half mile from his private mailbox and the home is owned by Tina (((Rip-off REDACTED))). Her name shows up on some of the documents Dinkins has recorded in Mohave County, Arizona.

Dinkins operates by contacting the owners of undeveloped rural subdivision lots. He offers to buy the lots for as little as fifty dollars. He then sells the lots for a profit. Nothing wrong with that except before he got kicked off of eBay he would run up the prices with shill bidding.

But the swindle does not stop there. Arizona law strictly regulates the sale of undeveloped rural subdivided land. Dinkins claims to be immune from Arizona law because he is not an Arizona resident and he is dealing over the Internet. Arizona law requires that a cash sale of undeveloped rural subdivided land be done through a licensed escrow agency. It further requires filing several affidavits and disclosures and it requires the seller to provide a marketable title. Dinkins demands payment be made directly to him, he does not file any other required documents, and he provides a quitclaim deed to the buyer.

Under Arizona law, a quitclaim deed is not a deed of conveyance. That is, one person cannot use a quitclaim deed to transfer ownership to another. Quitclaim deeds can only be used by an owner to surrender his interest to one or more co-owners. So the poor fool who buys from Dinkins will end up with a useless deed and will have to spend thousands on a quiet title action in the courts if he ever wishes to build on the property.

But wait! There's more! For the last several years Dinkins claims that he is merely a trustee, rather than the actual owner. The problem with that is that Arizona law requires any deed held by a trust to state when and where the trust was formed. Imagine what a problem one of his victims will have quieting the title when the seller never even existed. Among the trust names he has used in Arizona are: Counter Balance Land Trust, Outcast Land Trust, Rickman George Land Trust, Kirkland Foundation West Land Trust, and Howard Northshore Land Trust.

I first encountered Dinkins selling his stuff on eBay several years ago. At first I thought he was a misinformed seller and I innocently offered him some advice about selling Arizona real estate. He responded by calling me on the telephone and asking me if I worked for a law enforcement agency. (I always get a little suspicious when anyone selling anything asks if I am a cop.) Since I once was an officer of the Superior Court I gave him the name of the judge who had appointed me. Dinkins actually called the court to attempt to verify that I was a law enforcement agent. Once he concluded that I was not a cop he began harassing me and my wife. Dinkins sent my wife an anonymous email claiming that he and I had a long-standing homosexual relationship. He made an anonymous report to the zoning department claiming we were illegally operating a business from our home. Dinkins emailed my eBay customers and told them I would defraud them.

Dinkins has used the aliases of Howard Noonan, Chris Dounlap, and David Reyes.

Dinkins used to have a website where he would offer to sell you his real estate secrets. What Dinkins calls a secret is what the rest of us call criminal activity.

Do not do business with this scammer.

As the other writter has disclosed, Ken Dinkins is truly a scam artist and was truly kicked off of eBay for selling properties that did not belong to him. He also left a similar message on my phone telling me to GO TO HELL amongst other names he called me.  I am in the process of working with a lawyer in Nevada to bring this theif to justice.  Karma has caught up with this scammer because he owes 4 years of back taxes on his own property and is up for auction next, I think Ill buy it.

The slanderous post was made by Larry Bullis of Phoenix, AZ Larry Bullis is a bitter old , broke and unhappy old man, who has never accomplished anything. He is not in California. He is a cyber stalker who has Harassed me since 2001. He is a liar, a racist and pure trash. He is full of hate, and likes to post lies, and send slanderous emails. He impersonated a police officer, and began harassing me back in 2001. He was selling $7 books on ebay, and got kicked off for bidding on his own auction. I turned him in. I still sell on ebay, in 2009. Bullis is trying to spread lies, to try to stop me from making money. This is the only reason, why he post lies on the internet. He is sad and pathetic. He is does not even own a house. He use to own a junker in a phoenix ghetto, and could not afford it any longer, signed it over to an investor for $10. I buy properties all over the us for $10 to $1,000 and sell them for thousands days later. I have lots of customers. Many of my customers were police officers, attorneys, real estate agents an also a Politician who ran for California Governor. If I was committing fraud, how did I pull that off ? This ignorant stalker wants you to believe, that I am smart enough to buy a valuable property for only $275 and sell in 24 hours for $26,000, but I am too dumb or evil to sell with clear title. That really shows you how desperate he is, to try to hurt me in some way. Read his post again, he even admits, that he pretended to be a police officer. What kind of person impersonates a police officer ? Only a criminal does that. His lies, don't make sense. He thinks using a mailbox service is shady or sneaky. Do you think it is smart to have a cashiers check for $20,000 sitting in your private mailbox, where any theif, can walk buy and take it out ? How stupid is that ? He says, I claim to be the trustee, of land trusts, and not the actual owner. How would he know what I am , since trusts are not recorded anywhere and are private agreements ? Do you think has been to my house check them ? What business is it to him what I do with my business ? He pretends to be knowledgeable about the law, and states laws that don't exist and mixes truth with falsehood. He gives legal advice, but is not a lawyer. Bullis was never a customer of mine, only started harassing me on ebay, because he did like the money I was making, when he could only make his $7. He is so stupid, he wants you to believe, that a person can commit crimes, and because you live in a different state, you are safe and can not be prosecuted. Does that make sense ? Of course not. Bullis says a quitclaim deed is not a deed of conveyance. Another lie. Look it up on google. If a quitclaim deed is not a deed of conveyance, then why to title companies provide title insurance for them, and why to counties all over the US accept and transfer title to properties with them also. Notice in his post, he says he innocently offered me advice. Did I know him ? Did I ask him for advice ? No, he just started emailing me out of the blue, trying to give me his opinions. He really means, he won my ebay auction using a fake names, he started emailing me, and got one of my phone numbers from ebay, started calling me and harassing me, emailed everyone of my customers he could, telling them lies, saying I was under investigation, and that I was going to scam them, and told them, they should not do business with me. He lied, and said he filed police reports against me. How come bullis did not reference where I was sued for fraud or arrested for fraud ? How come he did not include a police report. It's because he is a pear shaped liar, that's why. Bullis does not even own a house. If I sue him, it would be a waste of time and money. He has nothing. He is such a bum, he is living with his wife's brother. He can't afford his own place. He is trying to sell handcuffs on the internet for $8. How pathetic. Let's see, he impersonates police officers, and sells handcuffs, I think that is a strange coincidence. Makes me wonder what other dirt he is into. Bullis has no professional license, and can not offer advice on anything, except how to be a huge failure in life . Here is the bottom line, I am a successful real etstate investor, who has bought and sold thousands of properties. I have many repeat customers. One customer has bought more 250 properties from me.
