I was warned by the other Time Share Salesmen not to go to Marian Grand because they will not give the gift promised and will escort you out the door and shut the gate. We went anyway because the guy said he would give us the gift before the presentation of $300. I went and then he said he would give it to us during our presentation. It did not happen. They escorted us out to get our gift and had a security guy walk with us. I stood there and told them I want the police there right now. They would not call them. I should have stayed right there and waited for the police. They got nervous when I would not leave but my wife was nervous also and does not get ticked when people break a promise.

During the presentation they also offered us to buy or Timeshares for about $36k. I told them about the story of the African Prince who needed someone to receive his wealth via UPS but they had to pay his transportation costs to get it. They never heard of the story so I explained it to them. The sales guy kept calling me a shark. His boss - the guy with the lines down the top of his head who looked like a shark - Tony?, left the office and sent in a mild mannered man to take us to get our gift outside the gate. He told us to get in the taxi cab. He appeared nervous. He said that we need to get into the cab and we will receive our gift for attending the presentaion. I'll bet they all have to perform as instructed or they will get hurt by these mafia looking guys. The security guy stood right behind me. I turned to look him in the eye. He was half my size but he had his plan of atack and I knew it. I am retired military and it would have been a good fight but realizing I was on their property did not make it a good situation. I stood outside their gate and refused to leave. There were a number of them. Too bad I did not have some back up - like some of my buddies from the Gulf WAr with me.

Sadly, your situation is something very common, it happened to me 2 years

ago, i've spent a lot of money and i was scammed by other companies.

I recommend you that if you're going to hire a company to help you with

the problem, DO NOT PAY ANYTHING UPFRONT, because it use to be a fraud.

I just want to begin with saying that my loving wife and I exchanged RCI points for a trip to Marina Grand this past April. We get there and find the place is stunning and the service is top notch. First day there we commit to the 1.5 hour sales pitch during what they call “buyers week”. Well, in the end it was 5 hours and a majority of the presentation was focused on how these units are investments and that they give you “flexibility” in an extra week to use as a rental. The rental income was presented at $1700 net income after maintenance fees were taken out. We bought into the idea….it sounded great. Upon returning home I researched renting these units and found that they rent for far less than they stated repeatedly in the presentation. I have obtained training material that Marina Grand employees use explaining in detail how they leverage this with vacationers, then skim over the disclaimer sentence that is listed in the mounds of documents. This fraud has to stop. I would not have entered into this agreement if they had been truthful about this. They describe the rental agencies as partners verbally and that you get your rental check quickly in 60-90 days, which is not true. They used scratch paper to show you the money you would make renting these units and how fast they would pay for themselves, which was untrue. There was no mention of any cancellation period during the presentation, so by the time we arrived home and called to cancel our agreement….we were told it was past the 5 days. I have called and talked with a number of people. To date they have been unwilling to cancel and refund our credit card. A complaint has been filed with the Mexican Government, Profeco and FTC. If you go to any Mayan Palace timeshare resort, PLEASE do not get caught it the misleading sales pitch!!! Just enjoy the resort....
