After a series of severe storms one being a F3 tornado coming within blocks of our home, we noticed the back door being harder to close. Nationwide appraisers claim it's because the caulking was gone and water had come in and caused dry rotting to kitchen floor.

This house is less then 3 yrs old, the door had buckled due to high winds, prior to the last storm we had no problem opening and closing this door! Because the caulking was gone and the floor showed dryrot, this relieves them of responsibility. A three year old house does not require caulking, we've seen no prior leaking before these storms. Bottom line, Nationwide Insurance is a waste of my money, and I assure by the time anyone reads this, I will have another Insurance firm!

Like the other person who responded, I am not affiliated with this builder nor am I defending them. But... In reality, every un-covered exterior door will leak when it rains. The only way to remedy this is to cover the door in question with a patio cover or large awning extension of some sort. Weatherstripping is only a means of fighting air infiltration, and yes... caulking is a constant maintenance issue. You cannot completely seal off all water entry points around a door, especially one that is exposed to rain. In your defense, the builder should know this and shouldn't design and build houses with un-covered exterior doors. Good luck with your repairs... you CAN achieve the results you seek but it'll take some work and some $$$ to cover that area.

Caulking as maintenance

I am not trying to tick anyone off, but as an employee of a reputable Home Inspection company for over three years, even I know that caulking is a maintenance issue, and even three year old homes require maintenance.
