NBL Properties lists house for rent via signage, also on craigslist. Claims to be professional property managment company. He and wife then into lease agreements however, personally. When I wrote my checks out to company, I was informed not to, to make it out to them personally. They never showed up on day of move in, refused to provide walk through report. Total slumlords, take advantage of people ( me, my daughter and young grandchildren) When I finally stood up to Mr. Anderson after months and months of disrepair, I told him that I had been very patient, had gone without clothes dryer for 7 months,dishwasher,  he never provided paint as in my lease agreement, he never fixed screens, leaking doors, CARPET WORMS.. yes, worms.. I've never seen anything like it in my life). When I told him that I could have put my rent in escrow he towered over me and screamed... " Go ahead and try to do anything, I know every lawyer, judge and official in Pasco County, and you will get nowhere." Well, he retaliated and proved his point. He conveniently "didn't get my rent check" (they never cashed checks right away so I didn't think anything of it) and after eing out of town came home to three day notice. After speaking with Lawyer, he suggested that considering the history with him to either take my money and leave, or fight him. So, I put all my monies in court registry and asked for a hearing to determine rent. In the meantime, I was harrassed, and was frightened so found another rental, and moved one month before my lease was up, however, I notified him, yet I motioned the courts for a hearing to determine rent and other damages. I called courthouse daily, looked online and never was noticed for a hearing. I was told I could not set a hearing and that the judge would do it. Interestingly, the judge didn't do it, but the landlord did unbenounced to me.



When I found out about the hearing, about two hours before it was to be held, I called courthouse in Dade City. The Judges JA made me fax my statement to the judge and told me to ask for another hearing date. ( I had my two grandchildren that day and could not make it) I had put in a notice to the courts of change of address, however, Mr. Anderson strategically sent the notice to the old address. Interestingly during this time he had been taking my mail out of my mailbox. I had paid rent not only for his home, but my new home and was still picking up mail there but staying at the other home. I had made it clear that I still had legal tenancy, my power, water and other services were still in effect. My mail was being taken every day for nearly 5 days. When I realized that I never went five days with no mail at all, I knew something was up. (This was reported to USPS and an immediate hold was placed on my mail) In short, I was never allowed a hearing, and the JA stated " The Judge said a rent determination wasn't necessary because I had already moved by the time the hearing was set.)



The point was, I wanted my day in court to determine how much rent I owed the slumlord based on the breach of lease, etc. Finally, I asked for my security back three times. This man is so blatent about his power, that he made fraudulent claims against my security deposit. I left the place cleaner than when I moved in. I have photos, emails, receipts and other documentation as to the condition of the home upon move in and problems thereafter.  ( I had to clean the home prior to move in for a "discount" -- It was filthy dirty. ) The carpets were never cleaned, in fact on the day of move in, we were shocked as they had not been cleaned and I have emails and letters from the start of my lease as to the condition of the carpets and the fact that there was animal urine stains, black soot, and I have receipts for cleaning carpets, along with pictures of these carpet worms, etc., The biggest fraudulent claim was for "carpet cleaning for pet stains. I have two cats but they did not cause these stains. The carpet was the original carpet probably 15 years old or older. I have read online about him and his registered agent David Rankin, and how if one complains to the BPR or other regulatory Real Estate Agencies, the complaints conveniently disappear.  I wanted to rent from a professional property management company. He stated he had his own maintenance division as well and what was really horrible, was that he would send his "crew' to homes that he didn't own in Willow Point Sub, and charge homeowners to repair things, yet he never fixed anything at this home. I paid 1065 per mo. and my d/w never worked, carpet smelled with urine and had worms, went seven months with no dryer, never received paint as stated in contract, and much more, including AC issues.  He is also the HOA president at Willow Point and so everyone in this subdivision has an issue with him paying himself, owning many of the homes, and abusing his power. Advertising as a professional property management company to rent multiple homes, claiming that he had the ability to repair and care for the property, and taking advantage while hiding behind his stated "connections" plus fraudulently making claims against security deposits-- I was truly ripped off.

I am the renter who originally posted this report but cannot access it. I did see Ms Gwen's comment and wanted to update that NBL and Gregory L Anderson also stole my security desposit as well and even after my attempts at demands for receipts and proof of damages ( I left the place in better condition then it was when I rented it, in fact, it was a filthy pigstye that a collective team had to clean before I could even settle in) One of the big issues I had was the carpet, which he promised to take care of but never did... It was disgusting, smelled, I cleaned several times and complained to him about it trying to hold him to his promise to take care of it and he had the nerve to charge my security deposit for the cleaning of the carpets. I wish I knew what to do, perhaps Ms Gwen we could find a way to show he is truly a slumlord and a thief. Feel free to email me [email protected].

I'm not sure how this work but i seriously need to take these people NBL Properties to Court, to get my Deposit back, i have been a faithful tenant for 3year. I was told i had to move because the owner was moving back in, so i did  and left the place spotless, I was shock as Hell!!! when they would not return my deposit, SMH.... keep in mind i was told i was the best tenant  and they would love to keep me as a tenant to  one of his other property but, he had nothing in my area..... also for the 3years i never had access to the pool, fitness center, due to they never register with H.O.A. smh..... So can someone please me.
