Tell us has your experience with this business or person been good? What's this?
In 2007 I purchased my home from Niklas Group. As you can read on their web page they "specialize in creating high quality multi-family and single family homes that are both modern and comfortable, in Calgary's most desirable inner-city locations". After looking at their work I convinced my brother that they were who we should go with as we were both buying homes at the same time. In Sept 2007 I moved into my home and my brother moved into his house late sept 2007. My initial thoughts were that my $820,000.00 was spent with the right builder. It had high quality finishings and looked sheik and modern, as does everything does on their webpage.

Several months later my first home purchase was seeming to be defect after defect. Three plumbing leaks, continuous eletrical problems, ceiling and drywall issues from the leaks, a basement floor, my first front door bowed, the second front door (which is still on my house) has cracked all the way through so you can see through the "solid wood" door.

Everything listed above was what I deemed to be normal deficiencies. Niklas Group did agree to fix everything in accordance to the National Warranty spec. My biggest issue is that over 100 pieces of hardwood have cracked. The house was solid on its exquisite flooring "Marbeau Blackrock"; an exotic engineered wood made by Kentwood. I notified Niklas Group Jan. 31, 2008 about very low humidity levels and the cracking floors in the house. It took four months for Niklas Group to bring the trades to look at the humidifier. At first glance the trade worker looked puzzled and was not familiar with the humidifier. Eventually two weeks later replacing a valve.

I thought nothing of it. The floors continued to get worse. Finally March 9th, 2009, after having a Kentwood representative analyze the floors, Niklas Group said that they are not responsible for the hardwood and it is due to poor maintenance on my behalf.

Somewhat insulted by the attitude of Niklas Group I decided that I needed to look into the matter myself. The humidifier that was put into my house by Niklas Group was the Honeywell HE225. This is a wetted-media humidifier that has a capacity of 12.0 Gallons of water Per Day. Honeywell specifies that a home with total space of 3000 sq ft requires 17.6 GPD humidity to maintain a humidity of 35%. The floors selected for the house require 35% humidity, yet Niklas Group installed a humidifier that could not even keep humidity up in a smaller home.

Sabotaged by Niklas Homes I am frustrated due to their negligence. This is a total cost of over $15,000 and they have not even recognized that they are the cause of this issue. To further upset me, one of the days that the foremen for Niklas Homes were trying to complete the initial defects one of them started a conversation about the cracks in the floor trying to poke me about it not being their problem. Being upset I simply said that "Niklas Group was very good at presentation but their quality was very low as my home, my neighbors home, my brother's home and his neighbors home (all built by Niklas Group) all had major floods, plumbing issues, and electrical problems that seemed like amateur work. For the price I paid the quality was simply put just not there". He then laughed and smirked commenting on how much money they made on my home. It was on that day that I decided that this issue should be taken as far as needs to go to ensure that Home developers should not reap the benefits of good markets and not have to face the risks of their speedy build times.

I have now taken my case to my lawyer and will pursue this issue for as long as it takes to get what is fair and right.

We do not know a Chuck Jaeger as we do not have anyone who goes by that name living in the building. As far as we are concerned, this person does not exist and the report is being done by someone who does not even live in the building.

We think that the best way to respond is by providing the positive testimonials received from residents, owners and tenants of the building. All of the testimonials below are "real people" and have given us permission to post their testimonial online and on this website.

Hi Joel and Jillian;

I just wanted to send you a quick note of thanks for what you have done here at CASEL, it truly is unique and appreciated.

While I don't doubt that much of your time is spent addressing issues and.complaintsI wanted to let you know how much respect I have for each of you and your team.

It has been my experience, that the cultural fabric of any great city is defined by people who not only see what they have, but have a vision of what it can be, and the fortitude to do something about it. Far too rare, it is people like you that make a city and neighbourhood great to visit and live in.

Thank you!

It's unfortunate that "chuckjaeger" feels so unhappy with his purchase at Casel.  I also have purchased a condo there and have been very happy with the service that Niklas Group has provided. They have been on time and very accommodating to my requests. My condo finishing is just what I expected and is beautiful. "If there are any loose ends to be completed, I would expect that to happen when the remaining condos have been sold."

I purchased a condo at Casel because I loved the lifestyle that it offers its residents. It's more than just a condo building...it's a community.

There is a unique energy that I feel from the moment that I enter the building. The people who operate the wonderful ammenities...Janet Webb's Wine Store, the beautiful Marche with fresh and prepared takeout foods and great latte's, and Cassis, the intimate Provence style Bistro... are all part of this community, along with the residents and  2nd floor offices including the Niklas Group. It's a very friendly place and over time I expect that the residents of the 56 condo units will recognize each other and feel that sense of community, if they are so inclined.

It seems to me that if there are issues that come up, we should all work together to solve them, because it's our place and we love it. It's our "Castle on the hill" so let's enjoy it.

 Rochelle R.

Dear Joel

You are welcome to stop by anytime. The space is gorgeous (just waiting for custom office chairs over the next few weeks).

Everyone has been very helpful during out build out and arrival of our tenant. My husband was my contractor (he used to renovate houses, until he was diagnosed needing a knee replacement or two). This is our first venture into condo ownership or construction. We hope to do many more.

Venting on line is never a good idea, too much sharing/cowardice. If I ever have an issue, Id just take it up with you directly.

Have a great day

Cheers,

Linda R.

"I acquired a 2 bedroom/2 washroom Bronze unit at Casel for rental purposes. The unit was delivered by the Niklas group with a bit of a delay (last minute finishing's). We furnished the unit and placed it in the rental marketit was snapped in no time by a very happy young and upcoming couple of professionals. Our tenants are pleased with the amenities, groceries, restaurant and the great access to 17th Av, Crowchild and public transportation. I look forward to the completion of the West LRT project, which will definitively enhance the value of this investment and itsappeal to future tenants. I have also been able to promote Casel to my clients who have also followed my path in acquiring units for investment purposes.

I have dealt with the Niklas group as an investor from the very first moment that Casel was conceptualized back in 2006.

The developer was able to move the project forward, despite of economic swings, from boom to recessionary times and has produced a building which has surpassed all expectations.

As an investor, I was kept informed on the project's progress through periodic updates, investor's meetings, sales events and open houses.

I really congratulate Niklas group in delivering an excellent product, and I am very pleased that Casel has now been nominated for 2 SAM awards.

Casel deserves such recognition as a pioneer project in the transformation of Calgary's 17th Avenue corridor.

Thank you, Alex C.

I really like the modern and open feel of my condo in the Casel on 17th project. The finishing is very contemporary and the location of the building is fantastic. I am close to downtown without the downtown problems. But I'm also in the middle of a real community with families and trees - it's perfect.  And of course, the services on the main floor like Market 17 and J Webb Wines make it a perfect place to live. Congratulations on putting together a really unique take on a condo community.

My wife and I purchased a unit in Casel we took possession in September of 2011. we are extremely pleased with our unit. The building is perfectly located and built to last. The exterior finish is such that it will look new and relevant many years into the future.  Unlike many buildings that after a few years look aged and not keeping with the architecture of the day. This is a key reason for our purchase. The Niklas group has been excellent when it comes to keeping us informed about all that has been going on as it relates to Casel. We found that both jillian and Joel worked with us in a professional and timely manner when we had questions or needed things completed before and after our possession. It has been great dealing with a company who can see the value in keeping a good relationship with there clients. Because of that and the quality of the unit and the building we will continue to recommend Niklas group to our family and our friends.

Keep up the great work Niklas group!!

Extremely happy owners,

Ash and Sue N.

---------------------------

Until very recently, I have been the owner of a unit in the Casel project.  I have just closed asale of my unit, at a profit, to a very happy purchaser. I have now purchased a condo in another Niklas Group residential project.  I cannot speak more favourably about my entire experience with the Casel project and the Niklas Group.  From the time of viewing the project and purchasing my unit, through my time as an owner at Casel, to the conclusion of the sale of the unit, I encountered few issues, and any questions or concerns were quickly resolved attentively and professionally by the people at Niklas.  I have never had better communication with a developer and in my opinion the integrity of Niklas Group and its representatives is second to none.  I am closely acquainted with two other owners in the Casel project and they share this view and continue to enjoy their units and the amenities in the project.  This is an award winning development (nominated for two SAM Awards) and I believe it is in the running for at least two other awards.  The commercial amenities in Casel include one of the top wine stores, and one of the highest rated restaurants, in the City of Calgary, together with a great market area.  Casel's design, quality, amenities and location, and the completion of the West LRT, will ensure that this project remains one of the most desirable condominium properties in Calgary. I highly recommend, to all prospective purchasers, this project, and the dedicated team at Niklas Group who have worked so diligently to make the Casel project the success that it is.

This was an interesting thread to come across (on Ripoff Report from Chuckjaeger) because my experience with the Niklas group has been exactly the opposite. After renting for years, my decision to buy a place in Casel was certainly not a rushed one. I know the development industry is rife with big egos, scams, and crappy workmanship so I did a ton of homework before I bought, and Im 100% happy with my decision.

The comments about the builder being inept or ...frustratingly hard to deal with... seem questionable to me. Being a first time buyer I had lots of questions (some obscure, Im sure) and was pleasantly surprised to receive prompt answers for all of them - usually on the same day. My overall impression of the Niklas staff was that they were really knowledgeable, friendly, and extremely customer driven.

That sucks that this persons experience with their new place wasnt like mine, but I couldnt disagree more with their opinion on the Niklas group. Judging from conversations Ive had with other residents in the building, this sounds like an isolated case.

There are so many cool new condos being built in Calgary right now, but Niklas Group did a truly fantastic
job with Casel. The whole place seems thoughtfully designed, has a great mix of amenities, and this amazing community vibe thats totally unique. I love my new digs and I think anyone who visits this place will easily see why.

My two cents.

Living in Casel is not just living in an apartment building; its being part of a community. The Niklas group does an amazing job creating an appealing environment that directly involves the residents of the building. Market 17, J Webb and Cassis Bistro, in conjunction with Niklas Group, have helped build a unique urban lifestyle for Calgary residents that has added to the quality of the Killarney community. Upon moving into Casel, NiklasGroup did a fantastic job of keeping me informed and updated on the buildings progress and continue to do so.  I have not had any concerns with my unit and have full confidence in the buildings management that if any problems were to arise, theyd be dealt with in the professional manner that Niklas Group continuously exhibits.

---------------------------

My sister and I, recently each purchased units in Niklas Groups Casel building on 17th Avenue.  We have been living there for a year now, and are very happy with our decision to buy.  We love the location, with its close access to crowchild trail and downtown.  We also thoroughly enjoy having JWebb Wine Merchants, Market 17, Vie Caf and Cassis at our fingertips.  Far too many times do we find ourselves in need of that missing ingredient or a cappuccino. Niklas group came up with a unique building concept that offers us a convenience we wouldnt have found elsewhere.  The layouts of our units maximize our living space, which makes 1100 square feet seem like so much more. The floor to ceiling windows and the 9-foot ceilings really open up the space to the amazing downtown views.

As with any new home, initially there were deficiencies, but Niklas Group responded promptly to every issue and concern we shared. They were accessible through phone, e-mail and even text messaging whenever there was an issue to discuss.  Niklas Groups efforts to create a sense of community within the building and surrounding neighborhood are definitely noticed and really make us feel good about living there.  There is always something going on in the building for us to enjoy.

After being there for a year we can truly say that the gorgeous condos you see online are what you get.

Jessica and Jaclyn D.

---------------------------

We bought into a vision o a truly unique lifestyle condominium when we purchased our unit in Casel and have been pleased to see it come to fruition.  Seeing this project through trying economic times, the Niklas group has been very approachable and reasonable on any of the questions that arose along the way....

---------------------------

My husband Gilles and I met Joel, Jillian and Don (Niklas Group owners) a few years ago, when they first started the development of the Casel building. My husband and I had recently moved to Calgary from San Francisco and were looking for a space to create a new project in Calgary, the Cassis Bistro. We were really excited about their vision. Bringing small, locally owned business together to build a community. A residential building that offers their tenants useful amenities: local organic food, bistro, boutique wine shop etc. Instead of your usual big box - filled complexes featuring banks, drug stores and liquor stores.

This is what Calgary needs! Instead of building Calgary out, wasting Calgarian's tax dollars, we need innovative builders, to help build Calgary up! Creating communities, carefully thought out, to benefit everyone.

We really enjoyed working with everyone from the Niklas Group. The Niklas Groups Designer Monika was delightful to work with, her design was simple, elegant, exactly what we had envisioned. The Niklas Group team was there for us every step of the way, from start to finish. More then just a builder.

Sincerely,

Andrea & Gilles B.

I purchased a Niklas condo at Casel and I would strongly advise you don't make the same mistake I did. Did you end up buying? I know this thread is older but it appears things have really not moved on in terms of customer service or quality from when this original post was written.

Massive delays, problems when I moved in, more ongoing problems which will be existing for almost a year in the summer and Niklas have just been completely inept. Talking to other residents quite a few (I am sure Niklas will say not all) of us are just as fed up with them.

Nice location and could have been a nice building but Niklas just seem waaaay out of their depth on this. Stupid mistakes, frustratingly hard to deal with not because they don't get back to you but they just never have answers. It just seems like a real mickey mouse operation.

One ray of hope on the horizon is that Barclay Street who have been appointed to manage the condo now seem to be very knowledgable and professional (night and day from the builder). I just hope that  as a unified condo board we can force some of the the outstanding issues back onto the builder (which they should have made right in the first place) and make Niklas bring the building up to a deliverable standard.

I will never, ever buy anything built by Niklas again.

I have been looking for a condo in Calgary and have been looking at My Casel which is being built by Niklas Group. I have viewed the show suite which looked very impressive, but after researching I found this report. It seems that there is a lot of negative tension between "Jillian" and a few home owners. The flooring at Casel is Walnut, how does this differ in care from marbeau??? I was also wondering if anyone can share any other problems they have had with thei home/ condo. I am interested in My Casel but in this market you can't be too careful because so many builders are not building quality homes anymore. I would appreciate any further comments on the "lack of quality" by this builder. Thank you

1st of all - My name is not Katherine. It is not ### or ### or ### or ### either. As I said, unfortunately, there are many of us (very happy' customers of yours) Of course you understand why I cannot state their names. Yes you do Jillian; you (Niklas) are very 'legally' smart. Or should I say, your schemes are impossible to trace and you hide behind a very complex 'Ponzi' schemes. Please, spare us all from your statements. You got us fooled originally, that is why we gave you the money. You DID NOT deliver the house(s) for which you got all of the money. That is what your business is it is not building houses, it is taking peoples money. Period. Exclamation mark. Building house is your life you say. That is an unfortunate fact for huge majority of your clients. Yes, you are a small corporation. One day I hope you will be even smaller until the point when you don't exist anymore. Only for one simple reason when you don't exist anymore, there will be less unhappy home owners. You build houses that are beautiful you say. You are right for a change. They are beautiful. However, one can make a paper house that looks beautiful! You build houses that are expensive also. One can make an expensive house with the materials and craftsmanship that is proportional to the price of the house. That is called quality. Or one can simply use an inadequate materials and not qualified labour (good trades are hard to find and demand more money, as they should). That is called rip-off (hence you got reported by three of your customers from March 2009). Simply put: If I lived in a paper house on -50C for months, and had no home, and had unlimited money to buy a house, and had 5 underage kids and husband that is telling me that we should buy something; anything, and there was only one house to buy, the one that Niklas built I would not buy it from you (ever again). I just hope people read these comments seriously and do not ever buy from you. You as a company do not deserve to exist. Time will come We are organizing. Look for flood of lawsuits. Look of flood of postings on the street.

Again, this is a client who lives in a beautiful home that chooses to spend time complaining about everything and has never from day one been satisfied with any of the efforts we have made. We have always, ALWAYS addressed all reasonable requests - this is a case of where we have said that what they are requesting is not necessary, not reasonable, not required to be completed. Not too sure why people whom we have made such an effort to make happy and have bent over backwards to service are so aggressively angry - tells a story. Katherine you know that we have done more than any other builder would have done for you. This our business and our life - we are not a huge corporation that chooses not to care about how we deal with things or the people we sell our homes to. This business is how we take care of our family and no joke. This is how we make our living and you seem oblivious to that and the effects this "story" has. I am sorry you do not like our decision, but there does come a point where it has to end. All the best in life and one day I hope you will realize how much we gave and ultimately was not received by you. Christopher you are not alone. Many of Niklas Homes owners have experienced exactly the same exemplary service'. A petition is in the works. BBB has been notified. How do we get a hold of you? BTW: What Jillian is saying is bunch of cr. Niklas Homes should be stopped otherwise they will make more people miserable. They certainly price their homes right. Everything else they do is total disaster. PS: Way to go. I hope you win and get some gratitude. For all of us.

I am extremely surprised at being notified that post was in existance. It is a shame that this is how 1 client out of many happy, satisfied clients choses to deal with his dissatisfaction, along with the fact that this has nothing to do with the quality Niklas Group has is as a builder. There are always 2 sides to a story. This is a client that received exemplary service from us from the get go. As with every new home there are and can be issues that arise that cannot be forseen until the home is being lived in - we have always been extremely prompt in dealing with any of these issues. This is person that lives in a beautiful home, a well built home and one that Niklas Group is proud to stand behind and has stood behind and continues to stand behind to the fullest of our responsibilities. Humidifier Info for Home Buyers

#13Author of original report

Fri, March 13, 2009

While filing my reports I have found that due to the 9ft ceilings Honeywell has quoted my that you have to add 1/4 the square footage of the total house onto the overall square footage to get the right humidifier for the home. In my case that equals 3600 square feet; Which explains why my house is drier than the desert.
