North Point Asset Management Tammy Parkin Verbal Confirmation of Deal in Place...then took deal back. Independence Ohio
My wife and I inquired about the home that was listed on Trulia.com. The address is (((REDACTED))), North Royalton OH (((REDACTED))). We had inquired about a lease to own option because we would need about a year to get our credit to the point where we would be able to obtain a loan for the house. We went to look at the house and were met there by the owner. I still till this day have never seen Mrs. Parkin. We saw the house, we liked it.
The next day we called to inquire about how we would go about starting the process to do a lease to buy option. We were informed that there were offers to purchase the house and the owner was still negotiating with these people. We gave it some time. We also called Mrs. Parkin on many different occasions to see if she had any answer. She is a very hard person to get a hold of. After finally getting back in touch with us, she informed us that the negotiations fell through and we could fill out the application for leasing.
We did the application, paid the $70 dollars, and then waited again. After being told it can take a couple days, it took a week, we were finally told on December 6th, 2017 that the owner had accepted the terms we offered and she would be sending us a lease in the next couple of days.
Mrs. Parkin informed us today, December 11, 2017, that someone else put in an offer to buy the house and basically we are out of luck. It has been 5 days. We were told that we were getting the house. We have already put in notice at the home we are currently renting and said we would be out by the 23rd of this month.
This honestly is the worst experience I have ever had trying to lease home. Hopefully, our current landlord will see it in his heart to let us stay in the home we are in until we are able to find another one. Christmas is right around the corner and this is not fair. If we didn't have the home, you had no right to tell us we did. I have been in a business environment now since I was 22 years old and I know that something isn't right here.

We are sorry you were not able to rent the house you were counting on and you had such an unpleasant experience with this rental process.
The owner was considering your lease purchase offer last week and when the previous offers to purchase the house were not accepted, the owner decided to consider your offer; however, some extra contractual work needed to be completed and approved by an attorney before an agreement could be reached. At that time, Mrs. Parkin informed you that the terms you had offered were acceptable to the owner, and that he would have paperwork drawn up and would send it over to you to look over.
Unfortunately, before the attorney could draft any lease option paperwork, a new buyer presented a more desirable offer which was accepted by the owner. There was no signed contract and no deposit received from you. The real estate market has been a very competitive seller’s market in the last couple of years and things happen very quickly which can be very frustrating to many who are trying to buy or lease a home.
We realize you were counting on this house and feel bad that you made all those plans before a contract was drafted andexecuted. Please know that the owner or Tammy never meant to deceive or hurt you in any way but were instead just reacting to changing circumstances in a very fast-paced competitive marketplace.
We wish you had been able to get in contract to lease this home and had a better experience and were able to move into the house you loved, but unfortunately, that is not possible. We will refund both you and your wife’s your application fees back to you and offer you our sincere apologies for the stress this has caused
