The Public Notary 2 under Lic. Teodoro Ramirez Valenzuela committed a fraud and a scam during 2011 when he helped sell a property with a lien.

A private lender in Puerto Vallarta lent money to the owner of the property. The owner was going to back up the loan with the property (lien). The public notary was supposed to register this lien so no one else could buy this property nor sell it until the loan was paid. 

The same public notary, Lic. Teodoro Ramirez Valenzuela, and his staff registered the lien but at the same time the owner found a buyer for his property (a Canadian citizen) and in this notary an agreement was made to acquire this property. The new intended owner paid the previous owner and disappeared with both the loan and the new payment.

When the notary was going to issue the deed or the ownership certificate, he realized what it had happened. The notary and its staff was involved willingly or unwillingly in this mess. All parties sued each other. The only one at fault was the notary as he is supposed to triple check his actions, as his signature is the public law in Mexico. While responding to the lawsuit, he added that the private lender had corrupted one of his employees to put a lien to the deed or property title. The public notary signed the lien. This statement is false and led to a criminal lawsuit. 

At the end, the public notary paid off the loan (condoning the accrued interests).

This cost 2 years of litigation and thousands of pesos and multiple headaches for the new owner and the lender.

I just want wanted to warn you to avoid taking your private matters to this incompetent and fraudulent public notary. You would be better off going somewhere else.

 

La Notaria Pública 2 bajo  el Lic . Teodoro Ramírez Valenzuela cometió un fraude y una estafa en 2011 cuando ayudó a vender un inmueble con gravamen pendiente.

Un prestamista privado en Puerto Vallarta prestó dinero al dueño de la propiedad. El propietario iba a respaldar el préstamo con la propiedad (gravamen en la hipoteca) . El notario público tenía que registrar este gravamen para que nadie pudiera comprar ni vender esta propiedad hasta que se hubiera pagado el préstamo.

El mismo notario público , Lic. . Teodoro Ramírez Valenzuela , y su personal registraron el gravamen, pero al mismo tiempo el dueño encontró un comprador para su propiedad (un ciudadano canadiense) y en esta notaría se hizo un acuerdo de compra-venta. El nuevo propietario pago al dueño anterior y desapareció con el préstamo y el nuevo pago.

Cuando el notario iba a emitir las escrituras, se dio cuenta de lo que había sucedido . El notario y su personal se metió en un gran problema ser juez y parte. A partir de eso, todas las partes demandadas entre sí. El único culpable fue el notario, el cual debía de rectificar y comprobar sus acciones , ya que su firma es la ley pública en México . Al responder a la demanda , el notario añadió que el prestamista privado había corrompido a uno de sus empleados a poner un gravamen en la escritura. El notario público firmó el gravamen. Esta afirmación es falsa y llevo a una demanda penal.

 

Al final , el notario público pagó el préstamo ( se condenaron los intereses incurridos) .

Esto nos costó 2 años de litigio, miles de pesos y muchos dolores de cabeza para el nuevo propietario y el prestamista.

Sólo quería advertirlo para evitar llevar sus asuntos privados a este incompetente y fraudulenta notario público. Usted estaría mejor con cualquier otro notario.

Good day!
 
Im writing asking for all kind of help that you can provide me, i saw on the net that you publish a report 4 years ago about a FRAUD COMMITED BY A PUBLIC NOTARY IN BUCERIAS, the report number is on the subject of this email.
 
I`m passing thru the exactly same problem as the person in the report, the same notary signed a COMPRA-VENTA but when i tried to sign the property on my name it has a lien on it, and they (actual owner, notary and lawyer) are trying to steal the money that i paid in advance.
 
Im reading that in the end after a couple years the victim won the case, i really appreciate if you can advice me on this matter or put in contact with the lawyers who took the case at that moment.
 
Im desperate since i have a bussiness on the property and it looks like everyone is coluded in this mafia.
 
I really appreciate your help.
