My wife and I had poor credit we could only afford a repo home from oakwood, we thought we would be saving money, we were so happy to finally get out of a 1967 mobile home we owned. Well, we end up getting a 1995 with more problems than the home we were in before and now we are paying 28,000.00 for this.

We told them we could not afford a payment over $300. They said no problem. They also said our interest rate would only be about 11%. Not looking over the paper work as he was having us sign, he was explaining the contract, rushing us and having us sign here and there, while he was bull-shitting us all along. They also said they would fix any problems we found. We first call them the day they delivered the home and told them about the floor, and all the other serious problems with the home. Yes, we should have not trusted them, but like fools that we are, we are very trusting people, we were excited to get into the home of our dreams, and now we are paying for that trust.

Happiness blinded our eyes, and they knew how happy we were, we trusted them and now we are paying 450.00 a month for a home with the floor falling in, we have told and told oakwood about that and the many other defects in our home. They have done nothing. They have hung the phone up on us. This has been going for a year living in a dump.

We have also called their main offices in Greensboro North Carolina. They will not let us speak to any one of authority and are very disrespectful. They have said that's between you and your sales person. We have told them, they are responsible for their sales people and what they do to their customers.

Are there any laws to protect us. They are praying us who have little to begin with.

This home has been re-poed by them two times before. What have they done to them I can only wonder? Do we have rights or is oakwood going to be the winner? I have thought about not making the payments and letting it go to court. Please someone help! Is there a law on what they can charge on homes what they want to.

The home is not really livable with many dangerous violations and about the floor I'm at the end of my rope I have to have a home that is safe for my child. Please someone help us.

We also found a posing board with thousands of complaints reguarding oakwood.

We feel the interest rate they charged us is way too high and should be at the payment they agree too, not to exceed $300.

There are about $5,000 in repairs and we now cannot trust their people to even be in our home to fix anything.

First, you should contact your Attorney General in your area. Next, contact your local Fire Marshall. When you contact Oakwood Acceptance Corp. ask to speak to the Regional Manager in your area. Keep calling, if you do not get the person the first time. My husband and I had a similar situation as yours, except our was a new home. Contact everyone you can think of to get your home livable. The fire marshal can help if iot is not up to code. We wish you luck with your situation.

Did you buy your home " AS IS" ? If so you ARE stuck with the repairs yourself and yes they will ignore you. They ARE protected. They got you to sign on the bottom line, that is all they wanted. I decided not to deal with Oakwood after catching the sales person in a lie. I went instead to Southern Showcase Housing... I have the same problems as you do. 18.9% interest, payments almost 500.00 a month. House delivered and the repairs that were said they would fixed were never touched. We were even given an heat pump that didn't even work, lol.... we have no door knobs, the back door won't shut... unless you repeatedly slam it... but wait this is not my time to complain.... what you can try to do is call the BBB for your state, call televisions stations in your area that does investigations... i went so far as to contact the state... well i did get an air conditioner and was cursed out by the manager of the bank that financed our home, lol. he had me crying. people just have to realize that when you buy a mobile home... don't be in a hurry !! Get everything in writing... no matter how small !!! if they say they will turn a screw have them write it down and then have them all sign it... that will give you leverage... if you don't understand something... ask until you DO understand... just think i have to pay for mine for 20 years !!! at 430.00 a month.... god what a sucker/fool i was... never again tho... good luck !!
