My original mortgage was sold twice,ending up with OCWEN Federal Bank GSB in Orlando Florida. I became two months deliquent in my paymrnts last year, December 2002. In January 2003, I sent two payments of $2580.00, including the mandatory late charges to Ocwen. This payment could have brought the loan payments current as of January 2003.

The payment was refused, returned to me, stating that I was in foreclosure and must interface with their collection attorneys. I had not ever received a Notice of Default from Ocwens' trustee or anyone else. I have never been given a Demand Statement, describing the amount required to reinstate.

Ocwens' collection person was extremely rude, arrogant, uncooperative, is stone-ewaling and has refused to send the Demand Statement to me. Ocwen has decided to try to steal your property, hoping that you will discouraged and not pursue your rights, thereby take away your equity in foreclosure proceedings and sell the property to an investor at a highly discounted rate.

So you will receive nothing.

The Trustee has been replaced, not substituted, by an Owen attorney collection, quasi resolution process, with no apparent desire to resolve anything, to the consumer's benefit.

All I want from Owen is my Demand Statement, which I have a legal right to and pay Ocwen, without incurring more "RIP-OFF" charges.

Beware of doing business with Ocwen, if your loan has been assigned to them, refinance immediately or risk being abused.

Fight this blatant conspiracy.

Ocwen can't refinance anymore and will start foreclosure without a valid reason if you try to refi with another company.

William, As far as I know, Ocwen does not refinance anymore (I don't know the official reason for this).Of course, Ocwen's borrowers never want to refi with them, and this, per se, is a very good reason. I asked Ocwen a "paid-off" statement and refused to tell them who is willing to refi for me. (They are sending notices of foreclosure to the companies the borrowers go to, instead of normal paid-off letters). The entire world knows they make money out of your equity because their "service" is a big fake or Giant Dis-Servicing. Should I say Mal-Servicing? To my surprise, the rep told me they would send me the "paid-off" ... for free! (I wonder is she was running a fever at the moment) Of course, with their mandatory $20 fee at the satisfaction of mortgage. I finally got the "paid-off" letter last week and since I am very serious, but with a healthy sense of humor, I enjoyed it very much. Their "paid-off" is not signed and they are not responsible for whatever it says, noting a figure amount that, according to it, could be a very different one at the moment of closing for unknown causes. So, I called them and told them that their "paid-off" looks like a "pay-on" and claims that whatever it says might not be true, and therefore, is not useful to me. I also told them I needed a signature to take it seriously. The rep told me that I might have other liens at the moment of closing and that they have to protect "their interest" in the property. I told her their letter does not mention that, and common sense dictates othe things.I also told her my "mortgage debt" stands by itself. She followed her training by telling me she didn't know anybetter. So, I was able to verify what others say about the matter. No one with a sane mind wo uld try to refinance with this kind of letter. I have it in my generous files for my amusement and for other's amusement (and for my defense) Ocwen is very obtuse and obvious. I believe they have political protection from some corrupted people and/or departments. If they were brilliant and only by themselves they would know how to write letters without showing their true, criminal nature. I realized the best defense is to remain "alert and vigilant". Of course, this consumes all your free time and your chances to enjoy your family, friends and life. I can say that for me is only Work and Ocwen, and the latter takes more effort and stress than the first. They are expecting us to turn our back to our rights and stay passive so they can victimize us big time. I suggest to all my brother and sister to forget about a normal life for this time because we are obligated to our families welfare and there is a criminal out there (Ocwen) with a clear intention: the misery of our loved ones. Let's help Mr. Hanson and send them all he needs because he is showing his face and exposing himself to those monsters for all of us on daily basis. He also has a family and a life to live. He has to endure an usurpassed amount of stress and he is not doing it only for himself. Let's help him, or....Ocwen will devour our homes, families, and lives, in no time. Absolutely right and never afraid.
