After much research and their reputation we decided to go with Pioneer Pole Buildings to build our Garage in the summer of 2011 BIG MISTAKE WHAT A MESS !!!. Everything was supposed to be included in the loan. We stated excavation on 7/25/2011 we had to pay half up front and the other half the day of completion, no problem 1 out of pocket expense, we did just that. The guys pulled in on 7/28 to start the building everything went well until day 2 when they apparently were short a guy and needed to set trusses, we helped them set the trusses (and we have pictures to prove it).  We were charged for a permit service, in the loan why I am not sure because in this area we did not need a permit. The building over all went up without a hitch aside from us having to help them set the trusses, the outside expenses, havign the redo the loan paper work... sure with out a hitch right? what else could go wrong???

Now time for the doors, and garage floor.. F&L Doors wonderful, very polite, quick and considerate were here the next day to install the doors. The Garage floor is another story. Charlie Killian (part owner of Ark Enterprises/Rentals w/ Robert (Bob) Greene) called, after we emailed pioneer to find out when the floor was being poured, He stated the ground had to settle about 10 days before he poured, we understood that. He advised us we would need a tri-axle load of 2B stone, he came down to look at the site, we had 23 ton of stone just delivered he advised us that would not be  enough (this was a 30x30 building) and we would have to get another load. Again another expense out of pocket here, he also advised when we asked about the apron, he stated that was not included in the pour, so again another out of pocket expense. He also stated we had to move all the stone into the site and tamper it, he would do it for us but he would have to charge us for it, another out of pocket expense. We moved all the stone into the building by wheelbarrow. 

The guys arrived the morning  of August 25th to start working, Charlie called about 20 miins after 7AM the guys were here about 10 mins by this time, he told them the weather was unpredictable and they needed to pull out. We understand you cannot control Mother Nature, however, it was already done raining (we had a little shower) and the sun was shining as the guys were cleaning up, one guy said well I see Charlie jumped the gun again. Apparently the concrete company wanted Charlie to take the concrete right away because they had some cancellations in the area (keep in mind they trucked this concrete 2.5 hours away to our  home) when we have a concrete company with in 20 mins from our home.  They came back the following week to pour , only after getting on the phone with Charlie and being insistent to come back out sooner than the week after labor day.

The guys came back out the next week poured the floor.  We were not happy with the pour, the color was all uneven, it looked burnt in other areas, there was no concrete where the garage frames meet the floor, there was no concrete in the corners you could see daylight out the corner of the building, one spot in the one bay was an inch higher than the rest of the floor.  The place the forced the expansion joints cracked (that is expected, that is what they are supposed to do). However, it was crumbling in the corners where the expansion joints met.  We called Charlie, he came down to look at it , he sent Kevin down to fill in the spots they missed and grind down and patch the floor where it was much higher. He also said I sprayed a sealer on it that should help please you the sealer was like walking on glass with wet shoes, and now 6 months after the sealer been on, you cannot even see it anymore, and NO it didnt please me.

Charlie said call me in April 2012 if there is still an issue and I will come out and take a look at it again. I called Charlie because the cracking is horrible, the floor is an inch lower in the center of each bay then around the ends. Charlie came down with Kevin, and said the floor was solid and he would do nothing to fix it except buy a product to fill in the cracks, I asked who was going to put that product in? His response, well, not me or my guys. I expressed how we didnt even have a bad winter with a good freeze, and Charlie said that didnt matter, although back in September he said we had to let it sit through a winter so we could see the extent of the cracking and crumbling, with the expansion and contraction.  Charlie said well youre are putting pressure on it.. yeah we are it is a garage silly concept to think you can park a vehicle in it huh?

Bottom line I have a Garage floor that looks 20 years old in a building that is less than a year old. I have contacted Pioneer Pole Buildings because Robert Greene, owns pioneer and also part owner of Ark Rentals/Enterprise, who also sent Charlie down to do the floor. I asked for their quality guy, or inspector to come down and take a look at this and all my contacts to the company went unanswered. When I contacted them about the dissatisfaction last year I never heard from Mr. Greene but I did hear back from some of the people I worked with in the company stating, that since Ark was their sister company they would take care of this since it is their reputation on the line as well, I have emailed Mr. Greene my emails were forwarded to him from people in his company but I never once heard from him.  I have pictures from before the pour and after the pour I have pictures and I welcome anyone to come see this horrible job.  Funny how neither Pioneer nor Ark seems to care about their reputation once the job is done.  Charlie walked out a few weeks ago when he was here and said so sue me nice response coming from a contractor huh?

Also if you check out Ark Enterprises in the PA State Attorney General Website their registration expired on, no wonder they have no reason to stand behind their work, they dont care.

All I want is my Garage floor fixed and not with a patch in and Garage that is less than a year old.

Pioneer took ownership and solved the issues from ARK Rental/Enterprises Mistakes

I am following up on this complaint that I have submitted last year. Just to assure everyone that Pioneer Pole Buildings did take ownership and fix the garage floor, even though it was ARK Enterprises that poured the floor, but ARK would do nothing about it. However, Pioneer did choose them to do the pour, since it was all in one contract. Mr. Robert Green President of Pioneer sent KR Concrete & Masonry, to assess and rip out the old floor and pour the new one. I waited almost a year to the day to post a rebuttal because I wanted to see how well we were going to hold up in our cold PA winters, I was not too worried about that though seeing how much of a difference the floor looked just on completion. I must say I was very pleased with the way pioneer finally handled the situation. Ark enterprises on the other hand, Charlie from Ark Rentals/Enterprise, never spoke two words to me on this whole situation while Robert Greene, who owns Pioneer Pole Buildings and part of Ark Enterprises cleaned up the mess Charlie created and did so with full consideration and attentiveness throughout the whole process, to our concerns and frustrations. Pioneer requested from the concrete company samples and looked at all avenues, such as excavating and prep prior to agreeing to amend the situation, I suspected they would and also can appreciate that they did. Pioneer sent a crew of their guys down to crack up and rip out the old cracking floor. Once that was completed, they came and prepped the floor for KR Concrete to pour. Kevin and his crew arrived and eager to work, I will say these are some of the best masons I have seen in a long time, they knew exactly what they were doing, and they were good at it. They were very professional and took their time to make sure everything was done properly, as one would expect when you have outside contractors working for you. Mr. Robert Greene took full ownership of the issue while Charlie Killian with Ark Rentals/ Enterprises did nothing. I would and do and have recommended Pioneer Pole building to people I have come in contact with, but I am also sure to let them know that if it is in your contract for Pioneer to pour your floor, request that it is KR Concrete that does the job and not Charlie with Ark Rental/Enterprise. This customer is one very happy customer now, and very appreciative to what Mr. Greene was able to do to fix the issue. Our floor today (one year later) looks like the day Kevin and his crew poured it, no cracks (that aren’t supposed to be there) no bellies or unevenness in the concrete where the water can pool on the floor, no crumbling in the joints where they were forced in previously by ARK, KR Concrete saw cut the joints in the floor. Bottom line here is Pioneer Pole buildings, fixed the issue that Ark Rental/Enterprises created, that says a lot for Pioneer Pole Buildings, and goes a long way in my book. Mr. Robert Greene is a business man that cares about his customers, and that very satisfying in a business such as this, because there is competition on there, but rest assured, when you deal with Pioneer you are getting the best service that a company could possibly offer, and if you aren’t I advise you to speak with Mr. Greene, because he does care!

First, Pioneer Pole Buildings was contracted to build the building, not to pour the concrete floor.  Pioneer did everything it was contracted to do.  Pioneer contacted the customer and was able to point out many explainations for and clairification of the facts that were misstated in this report.  Pioneer worked with the customer to set up inspections of the concrete floor and in the end had the floor removed and a new floor installed.  Again the issues this customer had was with the floor contractor and not with any work completed by Pioneer.  In the end I feel that the customer was satisfied with the solution and the finished product.  She did agree to come on here and note that Pioneer did solve the issues to her satisfaction but I understand that it was a stressful time for the customer and she is probably just happy to have it behind them.

This customer also filed a complaint with the Better Business Bureau which is a process that allows a contractor to address the issue and follows through to update the complaint to show that it was addressed and settled.  This "Ripoff Report" does not even notify the contractor to allow me to provide our input, we needed to find it on the internet.  Freedom of speech is a wonderful part of being an American, but this process does not do justice for all, the catch of it all is the calls and emails I recieve offering their services to have these reports removed or buried or course for a fee.  So with very little merit I can come on here and discredit a business and exaggerate the facts and that company has to live with it because of the design.  The BBB at least shows some merit to solving the problem, not highlighting it.

Pioneer Pole Buildings has been in business since 1998 and has constructed over 12,000 buildings since that time and have had a few issues over the years but have been 100% committed to customer satisfaction.  It is a shame that we have to explain just a few out of the thousands but we understand everyone has the right to speak their mind.  Just remember in the end when someone rights a wrong, let people know that also....  RKG
