I have lived here for about 3 years. For the area, the place is decent. The apartment itself has NO storage space at all. Older appliances! I lived in a 1bdrm 1 bth apt, the bathroom is very small. The toilet is not centered from the tub to the sink (about an inch), when you sit down, you are hitting your elbow on the vanity but on the other end about 2 feet of open space. When I brought it up to management, Well, there isn t much we can do as the pipes are cemented in.. I lived in unit 13607 Platte Creek Circle # 4

The apartment below me has mold in the bedroom and closet that they keep painting over: 13607 Platte Creek Circle # 3

Let me Explain this: She Prides herself being voted best apartment complex in the area and that is her selling point. But lets use common sense here, You are voted best apartment complex but your rating is a 52.. Marjority of the reviews are saying the exact same. Not everyone is a disgruntled tenant. We all know that its not based on true facts.. There is a website you can go to and add your vote.. There is not a vote limit and you can alter email addresses. So don t let the banner fool you. Another fact, they go to leasing agents frequently.

She says that 324 units with 94% occupancy. Again, I deal with Apartment complex s/ Management company s all day.. I can show you Apartments in the area that has a better Occupancy and Availabilty percentage. She doesn t care about anything but what effects their Vacancy. She will try to relate to whatever is going on with you. You tell her its not safe, lol she will say my mom has been living here for years.. I take pride in my property.. Really!!!

1. Numerous A/C issues: My AC constantly freezes. They tell you that if your AC is out, that is an emergency and they have a 24 maintence to be on call. What they don t tell you is that when you make that call on the weekend or after business hours, the only thing they can offer you is a fan. If the AC is frozen, they will tell you to thaw it out that it might need Freon. BUT the person that is able to put Freon in, doesn t work on weekends.. Also, since the units are on the roof, if after business hours, they wont allow anyone on the roof So how is this 24 hour on call service?

How is this an emergency? You still have to wait til the next day. I even offered to call and AC guy and have them bill the apts.. That was a no! So I talk with Management. Charlene, APPEARS to be concerned. After 3 days of excuses as to why its not fixed. She tries to make it seem like you are important and a priority. Then she tries to empathize with you.. Explain her situation at home that one time she didn t have AC on thanksgiving day.. The 2 are different.. This is a home that she owns.. She has the option to call or deal with it. If this was my own, then I would do the same.

You are paying for the space and the workable contents in that space. In your lease as well as FL Statue that you must provide workable appliances for your tenants. Out of the 3 years I have been there, AC has froze about 12 times. They will come in once a month every month to spray and change filter. But no one does routine preventative check up on the units. When I talked with the maintenance man via phone, he states that he will call Property manager and call me back.. NO.. Texts me.. How professional is that? We are going back and forth via text.

 2. Parking is ridiculous: There is not enough parking for the units that are there. The guests don t park in the guest area which makes it harder to find a spot to park. 

3. The set up of the apartment: Your Bedroom is located in your next door neighbors living room. So music in their living room disturbs your bed room when you are trying to sleep. I have left many recordings, with music playing, I have called the 24 hour on call service several times they tell you to call the police.

4. Often you will see the kids and friends riding in the Golf Cart late nights.

5. If the gate doesn t work, you have no way to get in. You have to pray that someone is coming out or you will be stuck on the outside.

6. There are many reasons why I left, but this was the reason for my immediate move 10/11/2013 Although my neighbor is a very nice guy. One night I here a lot of yelling and someone kicking in the door at my neighbors apt. I go outside to see what was going on, There is a guy threatening me (I don t even know who this person was) All of a sudden, I turn my head and my neighbor fired a shot at the person. I have never seen a gun fire before. Shocking! Yes! Scared! Yes I later found out through the police officer what actually happen.

He (my neighbor) hired an escort (prostitute), who didn t come in a timely manor so he called a second escort. Both show up and one of the wanna be pimps wanted money for his blank trip. I don t feel safe. Whose to say that this person wont come back in retaliation? So I speak with Charlene (property manager) - Once I told her everything that went on, she says well You shouldn t let this one isolated incident detour you from leaving Really!!! Shes trying to minimize this mess!!! This person has lived here for 10 years and this is his only issue.

So as I proceeded to argue with her on how it all went down and what I seen.. She was like well maybe he was aiming the Gun in the air.. I said NO, he pointed right at them, I was right there.. She was trying to get me to change what I saw. Fact is that this guy fired a gun down at the people. Then when I didn t change my story she was like well if I was trying to scare that person I would fire in their direction as well.. Really Charlene That bullet could have hit another person, a car, kid, dog coming around that corner. They (the police) took my neighbor.. Not anyone else All over an escort She said well that s his personal business.. And that is totally true..

What goes on in his apt is his business, however his business became public when it was Outside of his apartment. He let these people in the gate So she tried to flip it and say well if you decide to leave, then fine. You will still be responsible for the lease term. Then she was like well if you want, do you know of anyone who can move into your apartment to take it over I answered, If I don t feel safe in that apartment, why would I want someone I love to move in to that place Then once again, she has to tell you a story to be equal to what you are going through.. Ya know.

One of my guys moved in this apt complex and watched someone get shot and died right in front of him, they wouldn t let him out of his lease , My 91 year old grandmother just moved out of these apartment, Do you think if I didn t feel that this community was safe I would all her to live here? We are the best apt in the S.E. , I take pride in this place The police dept votes us the best community. You will go somewhere else and have waaay more problems I work in property management! I am contesting breaking my lease and will fight not to have to pay for this mess.. I didn t even get offered another apt or an Im sorry.. As far as the guy, lol nothing happened. He still lives there!

7. I have had to make several complaints about music noise and fighting. I have my 5 year old Nice where the guy next door comes outside with a button down shirt and no pants exposing himself. I let office know.. They talk to him. Loud music, I am leaving messages with the music playing so loud its disturbing other residents Office says just deal with it a little longer shes getting ready to me out. I have watched my downstairs neighbors beat a guy up and strip him.. Office was told by the guy that got beat up.. What happens lol nothing.

They send a letter, that s it. They were also running a refugee camp.. Many residents complained about the unauthorized residents living there Nothing was done. Just told him that at the end of his lease they will not renew.. But you take pride in your property.. No you take pride in the Dollar Bill! She will spend more time MONITERING the rating sites versus fixing the issues. Talking to the owner is no different.

The list can go on.. and I will continue to share and redirect anyone that I know and deal with not to go there.
