This person was my realtor for a duplex I was selling in Douglas Michigan. He also was my tenant in one side of the duplex. See bluestarrealtyvdanmiller.net to see the entire story and documents.

Livingston originally agreed to lower his commission because the offer/his buyer he brought to me wanted a land contract with a small amount down. I agreed to the land contract if Livingston would lower his commission so that I would not have to bring too much money to closing. Livingston, before the closing, tried to back out of his offer to lower his commission. He hired an attorney. After I showed his attorney the emails in which Livingston agreed to lower his commission, we reached an agreement and a closing was set for 6/1/06.

Livingston's buyer did not come to the closing. He did not come to the next two scheduled closings. Livingston's attoreny said the buyer was having a problem and that the closing would be done in a week or so.

I never heard anything from anybody untill about the middle of August 2006. I said I was still willing to close but that the documents would need to be re-done because they were more than two months old. The buyer then offers me $50,000 less than the original offer and I refused.

In March of 2007, I get sued by Livingston / Blue Star Realty for the commission claiming I refused to close with the buyer. The case was trown out of court twice. I spent about $15,000 in legal fees defending myself.

I filed an ethics complaint with the West Michigan Lakeshore Association of Realtors (WMLAR) The hearing was held on January 10, 2008. Richard Hugh Livingston, Realtor / Blue Star Realty was found in violation of WMLAR ethics. He was fined, required to attend extra classes in ethics as well as in other areas of real estate. A mark will remain in his file for three years.

Additionally, Livingston was a tenant in one side of my duplex that I was selling. He moved out without notice owing past rent, late fees and caused a lot of damage.

Richard Hugh Livingston is involved or has been involed in many lawsuite as a defendant and as a plaintiff. He has or had lawsuits with his builder, his attorney, his employees, lumber companies, landlord, WILL YOU BE NEXT?

Livingston owned a duplex in Holland Michigan which was taken back by the bank for his failure to pay his mortgage.

WHY WOULD ANYBODY RISK USING THIS PERSON AS THEIR REALTOR? HE GIVES ALL REALTORS A BAD NAME.

I worked for this idiot. He failed to pay me. He owes me about $375 that I have not been able to get. I filed a lawsuit, but he has now filed for bankruptcy in U. S. Bankruptcy Court in the Western District of Michigan which has stayed my case. I have learned he owes a lot of money to a lot of people. He is a true scum bag!
