I caught this agent and owner covering up a major deficiency. There was a open waste pit in the basement and they covered it with boxes. I'm very lucky I caught it. As I was leaving the tenant said to me that one of my 'friends' was here last week. I asked if she remembered his name and she said he was bald. Since I work in a relatively small area I called the only bald home inspector in town and he got me up to speed and told me where to look. Sure enough, open pit with s**t and piss. Turns out the last buyers paid a plumber to come out and quote it at a 18K fix. It gets worse. I get a call from another client a week later looking for an inspection on the same property. I tell them I was there before and we schedule an appointment. This time the selling agent is also acting as the buying agent. When we show up I ask if a number of the big deficiencies were disclosed. Both clients look at me odd and say "nothing was disclosed". I look at the agent and he facepalms himself.
