In November 2014 we bought a home and got the home warranty at closing.  Our air conditioner was working fine but we started having issues with it in the summer of 2015.  In the summer of 2017 Select Home Warranty (SHW) sent their AC tech and he informed us the unit couldn't be repaired properly and needed to be replaced.  SHW said because we couldn't produce maintenance records, the cap on our unit was $150 per year.  The AC tech did the best he could to keep the unit working but said it would not be able to be repaired again.  The unit ran through that summer and into summer 2018.  The contract says 3 years of maintanence records by a licensed technician and pictures were required.

So when fall 2017 came, SHW began calling us to renew our policy for 2018.  We said NO WAY, because your company wouldn't cover our air conditioner.  The SHW salesman said, "Oh, don't worry, I will add an addendum to your policy that waives the requirment for production of maintanence records."  We made sure he meant replacement of the unit since we knew that when the unit breaks down again, it couldn't be replaced.  This is the addendum he added:  Policy Renewed.  Maintanence records not required for service.  I thought this was all that we needed to insure our coverage.

When the AC unit broke in July 2018, we called SHW and they couldn't find a technician to come service our air conditioner and they told us to get our own technician.  The technician we got told us the unit had to be replaced and SHW told us to go ahead and replace the unit but then told us we had to produce three years of maintanence records.    We have disputed this claim based on the fact that the salesman told us we were completely covered with the addendum to the policy.  SHW told us there was no way we were covered for replacement and that we had to have maintenance records for replacement of the AC unit.

There is a disconnect between this company and the clients.  They do not have any plans to cover the AC units and will find any and all excuses to NOT PAY.  This company is a scam/fraudulant company in regards to replacing the central AC/heating system.   I would avoid them at all costs.  I called at least ten times to talk to the person that made the decision to not pay our claim on the unit.  The agents started sending my calls to the cancellation department. I never asked for that department.

Please save yourself the policy money and find a reputable home warranty company.
