In February 2017, we have purchased a home in downtown Hamilton, Ontario. The home seemingly had been newly removated by "professional and licensed" contractors, and I use this term very loosly. It had all the pleasing appeals, hardwood floors, granite countertops, top finishes in the bathrooms. Or so it seemed.

The seller/investor that had purchased our property from the original owner for a fraction of the cost in order to do a quick and shoddy flip, had also purchased the house next door. The day we moved in, on April 19th, 2017, it had been raining quite heavily. We were told that our basement was damp, as all cellars in a house over 120+ go, however when we had gone down to the cellar, there was a running brook that you could kayak on. We had a mini whirlpool in the cellar portion of the house.

At first, the seller insisted that we get three different quotes for water proofing and that he would split the cost with us. Which we did, and the seller then backpaddled and insisted that he never said such thing and would not be pitching in. We had attempted to contact his lawyer with proper documentation through our lawyer. No one ever got back to us.

Mold started to grow on the new studs in the cellar, as well as the basement in the addition portion of the house started to have mold gorwing on the walls. I have severe asthma, and whenever I went to the cellar or the basement, it would make breathing difficult.

As weeks progressed with no contact from the seller or his lawyer, the carpet in the finished basement portion started to rise. We had contractors come and rip it up. There were pools of standing water underneath. We also took out all the drywall, all the cement block walls were extremely wet.

To add insult to injury, we had a structural engineer assess the addition portion of the basement and deem it as unsafe. We would have to reinforce all the cement block walls, dig down and now lose 400 of square feet of basement space to a crawl space to make the house structurally sound, so the back of it wouldn't collapse.

As per the report generated by the structural engineer, the seller was aware of the structural issues and tried to cover it up by installing dry wall in the addition basement section. Also the attempt at "water-proofing" that was done in the space, was not done correctly. We are now looking at additional costs of $40,000+ that we did not anticipate.

 The Real Estate Board will not do anything because they are simply a publishing house for MLS listings.The Real; Estate Board has no authority to investigate a realtor or a trade. It is the Real Estate Council of Ontario that governs realtors and professional misconduct. You must file a complaint with the Real Estate Council of Ontario at 3300 Bloor St W #1200, Etobicoke, ON M8X 2X2 (416) 207-4800 reco.on.ca. You can even file the complaint on line . Follow up the complaint with a phone call. The Real Estate Council of Ontario will take action on misrepresentation. Shawn Murray has a large group of similar scammer renovators that he works with. Shawn Murray sells these general contractors the house ( make a commission) - they do a quick and superficial clean up and list with Shawn Murray for a quick flip. Shawn Murray conceals defects and even blatantly lies about deficiencies.

 I have contacted the real estate board and filed a complaint three months ago. I have not received any response and probably will not. It seems that the real estate board protects scam artists such as these. We are in the process of filing a suit against Shawn Murray, Tony Locane, Royal Lepage Realty, and any other associates. I strongly urge others duped by these two low lives to do the same.

  Shawn Murray and Tony Locane now working at Re/Max Escarpment Realty Inc after being fired from Royal Lepage State Realty and they continue to scam . Many people have experienced similar dupes and scams by   Shawn Murray and Tony Locane who belong in jail. Anyone who has been scammed by these Bozos and there are many, should contact RECO and file a complaint. RECO will not recover your financial damages but a complaint could be the first step for a civil lawsuit to recover damages. You must contact a lawyer to get legal advice form a lawyer on this issue.

Shawn Murray and Tony Locane have been pulling various similar scams with their so called "investors" for the past 2 decades. It is time to make these IDIOTS accountable for their conduct. Shawn Murray and Tony Locane are crooks and are now operating out of Re/Max Escarpment Realty Inc; Brokerage.

Stay away from these lawyers and the stay away from the real estate brokerage that now employs them.

Re/Max Escarpment Realty Inc. Brokerage - employs scammer real estate agentsand has various offices throughout Hamilton, Stoney Creek, Ancaster and Burlington. All the offices are owned by the same family . The various offices are NOT  individually owned.
