I hired StarloanMods in California on 2-5-09 to modify my existing home loan to prevent foreclosure. I spoke with James from beginning to end and am starting to think that he is the only person that works there.

Their contract states "In the event that StarLoanMods, Inc. is unsuccessful at negotiating an agreement with Lender to modify Client's existing loan with lender, StarLoanMod, Inc. will refund the Service Fee in full".

I was so desparate to keep from losing my home that I sent them 2 checks prior to the modification per their requirements. On April 20th, 2009, my home was auctioned off by the Lender, Nationstar Mortgage Company.

I owed $242,000 on my home and was paying approximately $1680 per month for mortgage payments. StarLoanMods received a modification from the Lender, Nationstar Mortgage, that required $4000 down and monthly payments of $1713.37. My home was auctioned, puchased by the lender and is now still for sale for $101,000. And no one, including the lender wanted to work with me??

By losing my home, I would consider the modification to be "unsuccessful." I filed a complaint with the Better Business Bureau because James refused to provide me my refund. He called me sometime late May or beginning June and said he would give me half the funds as a refund. I agreed to accept that only to receive another call from James stating that I will not be issued a refund because I filed a complaint with the Better Business Bureau.

James then asked me to email him a statement saying that I would remove my complaint with the BBB if they give me half the funds as a refund. The email was sent.

To date, July 29th, 2009, James refuses to answer any emails.

PLEASE BE CAREFUL! Prior to StarLoanMods, I hired another firm for the loan modification who was also unsuccessful. I ended up getting back a full refund only because I paid by credit card and disputed the charges. James at StarLoanMods wanted an additional $75 to pay by credit card which I refused. Obviously, I should have thought twice before I mailed out the checks.

The President stated he is trying to do everything possible to keep families in their homes. Why doesn't he do something about the companies who say they can help you keep your home and take your last dime and leave you with nothing?

StarLoanMods - Illegal Performance???

According to California law: "According to the DRE, it is a violation for a loan modification company to charge advance fees if it has not first received DRE approval of its contract." When I requested a copy of the DRE from STARLOANMODS....no response. Is this legal?
