Alert! The website Trustlink is providing completely fabricated reviews of variuos companies claiming to provide consumers with "loan modification or foreclosure assistance". Please know that the individuals who started the website Trustlink have been out of business for quite some time according to the business registration found on the California Secretary of State's website, however, there are several companies who shall remain nameless until a full investigation has been completed are linked to loan modification and foreclosure rescue scams SCAMS which have attempted to or have successfully defrauded unsuspecting victims who are in foreclosure or have had notices of default filed against them in court. The companies involved have some serious sales tactics and are very convincing when it comes to convincing their victims that the company they represent is the victim's only friend and their company can rescue them from foreclosure which is completely FALSE!!! 

If you are a home owner that is having difficulty paying your mortgage you should always contact your lender first as soon as the financial difficulties started. If your lender is not willing to work with you (which is rare) there are lots of non-profit housing counseling agencies that can assist you free of charge. You can also contact the Secretary of Housing and Urban Developement (HUD) for a complete list on non-profit organizations in your area. HUD also has a special webpage in place so that homeowners can educate themselves on this type of fraud.

Also note- it is prohibited for any company to request payment up front for any services offered in relation to a mortgage loan modification and you should refer to your home state's attorney general's website for additional statues in place to prevent this type of predatory practice. If something sounds too good to be true it probably is- and these financial predators know exaclty what to say and how to say it to convince the unsuspecting victim that the company they represent are the only ones who can help- often making off with every last penny the victim has along with any dignity the victim has left. The scheme consists of what appears to be ligit applications for a loan or loan modification, however, pay close attention to the document titled "Borrowers Authorization". This "borrowers authorization" literaly instructs your lender NOT to contact the borrower at all and contains legal disclosure verbiage that prevents the lender from contacting the borrower- even if they are willing to modify the borrower's loan. This is the ONLY document that the scammers will submit to your lender on your behalf and no other action is taken by the scammer. By the time the victim or the lender realizes what is happening it's too late- the borrower's home is in foreclosure often resulting in the victims being drained financially, emotionally, and homeless.

Do yourself a favor- don't become a victim. There are plenty of websites that are operated by various government agencies that can educate the consumer on this type of fraud as well as provide the consumer with resources for assistance and to report this type of fraud if you have become a victim. I personally was not victimized, however, I am speaking for several victims of which I have investigated or I am actively investaging this type of fraud the the problem is very real- and if you a would be scammer, beware because I am on to you and I will turn you in!
