The walls and floors are uneven, nails showing thru the walls all over the house, beams walls and staircase has  cracks, drafty doors and windows, sub boards shounds like a 100 year old house and we moved in this new build dec 2020.

You have to keep calling and emailing to get in touch with someone for them to say we are not responsible for that.  They told us to wait 9-12 months for the house to settle and then they will come in and fix things.  We did that...now its we are not responsible for that!!!

People spend their hard earned money and Luxor comes along and steals it and replaces it with an undesirable product.  Pretty until u start to live in it and HELL brakes loose.

In the time it took you to write this complaint, you could have taken care of these gaps yourself with a $5 tube of painter's caulk and a little bit of touchup paint.  It's not rocket science, just a basic part of house maintenance.  And yes, new houses settle, sometimes quite a bit.  None of what you showed indicates a workmanship issue.

#4REBUTTAL Owner of company

As this client knows, they purchased a sales model that was used for open houses for some time. Unlike other new homes sold, they specifically agreed to no drywall warranty/touch ups after move-in and they received a significant price reduction for buying a used-model.  All our buyers fully inspect their homes including level of floors and walls (which are never perfect despite our best efforts) and we make all available adjustments pre-closing. We did have consistent communication with this client but they refused to accept our declination of repairing drywall imperfections due to our arrangement. All our homes are third party tested for energy efficiency and we always signficantly exceed high energy ratings allowing for signficant long term energy savings. Randy
