Attention all foreigners, do not buy apartments, houses, land from any of the companies handled by fraudulent businessman/ developer GUILLERMO DEL ROSARIO in Cancun, Quintana Roo Mexico.


I was offered to buy a house in the neighborhood BAHIA AZUL in Cancun Quintana Roo next to brand new development PUERTO CANCUN and near Puerto Juarez that I almost paid cash for to just in time find out it belongs to someone else to whom this con-man Guillermo del Rosario had sold a while ago but then refused to give to or return the paid money for it


Asking around the neighborhood and the curt house I learned that this guy is a well known thief of the area that claims he is not afraid of the law as according to him and allegedly he has many connections in the city government and even welcomes you to sue him. I also found out that G del Rosario has taken money from other people for the SAME house at least twice in the past two years but has given it to none. He will lure you in and then claim after taking your money that he can not sell you anything because you are not MEXICAN to then proceed to keep your money. This affirmation is not only completely appalling but also absolutely mistaken; one of the ways to own property in Mexico is by getting a trustfund. I don't think it matters anyways to this thief. He has deprived many of his fellow mexican citizens from property they have bought from him as well. Any excuse that this conman and his team can come up with is valid in their own heads only.


I am so lucky I got informed at the right moment, that could have been me stuck in a law suit of years.


I don't know how safe it would be to buy from other people in the same neighborhood that already has the title to a place there. Make sure they really own the property. However if you are planning on dealing with G. del Rosario's people I would recommend to first of all look for a reputable builder instead, secondly ask around the neighbors and most importantly check availability of that very property in the city's Public Registry of the Property. It is public, free and the office is oblige to provide you with the status of it.
