Chris Streeter of C & S Homes (aka Budget Homes, aka Anasazi Fine Homes) of Southern Utah has several lawsuits against him and several hundred thousand dollars in liens and unpaid taxes (verify at: http://www.washco.utah.gov/treasurer/ by clicking on "property search" and then searching "Streeter" and "C & S Homes"). This guy is a great salesman, but buyer beware as there are many investors, subcontractors and suppliers who have lost a lot of money to this guy. His recent endeavor is to create a company called "Budget Homes." He is trying to sell a small home without being up front to potential buyers that the land the house sits on is in a land lease (i.e., the buyer doesn't actually own the land outright). He was questioned about this and apparently said to just keep that info quiet as most people are simple minded and don't read the fine print. As far as I'm concerned, this guy is a predator and should be investigated by the FBI and any other agency or group that is concerned about protecting honest, hard working people.

Mr. Hansen - It is not inconsequential that you are neither a personal or business contact of mine nor an investor on any of our projects. It is also not coincidental that this message was posted almost simultaneously with the first contact with and initiated by an estranged family member in nearly two years. But unlike you sir, I am not hiding behind a pseudo name. I am here in my own name. My businesses, phone numbers, addresses, etc., are all public. They were public when times and our circumstances were good, they still are when times and our circumstances are not so fortunate. Nonetheless, there is some truth amidst your vitriol but it does require some parsing to find it. It is true, as it is true with most builders/developers around town, that we have liens on some of our properties. The bulk of all the liens you refer to are on one problem property. They are the result of a failed national bank - ANB Financial - taken over by the FDIC on May 9th 2008. You can educate yourself about that here: http://www.fdic.gov/bank/individual/failed/anb.html The bank was taken over by the FDIC three days after we submitted a draw to pay our subs and suppliers. The FDIC - refused to fund that draw or any additional draws for completed work leaving us with and unfinished home and many unpaid subs and suppliers. The bank and later the FDIC have failed to honor their contracts with us. Without receiving contractually obligated funding, we have not been able to pay for the work on this property. Unlike many other contractors who simply hid money and left town or filed bankruptcy, we have done neither. We are still here living in the same community as our subs and suppliers and have regular contact with all of them. I have sat and talked with more than one sub at my home about this. They know who I am and where I live. We are just one of dozens of building companies that have experienced the same situation due to the ANB failure. More than one of our subs have told us they have experienced similar situations with many other builders and that we are one of very few builders that have made efforts to pay them. Due to unfortunate circumstances beyond our control, we have been placed in a less than comfortable situation. We have chosen to deal directly and honestly with those we have debts with and those who owe us. We have many business contacts and associates, including a few to whom we owe money and they all respect us, believe in us and are happy to provide positive references on our behalf. You don't receive that kind of loyalty and respect by being a "predator". We have committed to repay each and every sub and supplier - even those who did not protect themselves with liens. The former ANB Financial bank defaulted on its contractual commitment to us, but we have committed to pay our subs and suppliers out of our own pocket when we have the ability to do so despite the banks failure to meet its obligations to us. As for the law suits you mention, all actions related to or involving the properties have been settled or suspended cordially. Also in your post you mentioned one of our companies - Budget Homes. We have built only one home marketed under the name of Budget Homes. This 1,310 SF 3BD, 2 BA home with an unfinished basement and 2-car garage on .558 acres (not leased land as you falsely accuse) recently sold for $162,000. Like everything else we do, this is a matter of public record. Your references to leased land and my alleged comments are inaccurate are slanderous. Finally, in your post, you mention having the FBI investigate me and my companies. I contacted the FBI myself to let them know about your various internet postings and to inform them of who I am, where I live and that I am available for their questions at any time. This can easily be confirmed by contacting the St. George office of the FBI as it is a matter of record with their office. Chris Streeter President, C & S Homes, Inc.
