My husband and I signed a fixed term lease with this management company on the impression that there was ample parking, no crime and on site manager was able to fix problems that arose in the apartment.

When we moved in we were told that there was a 2 car parking and that the neighbors respected all rules that was posted throughout building.

After 1 month of renting we noticed that the neighbors were not obeying the rules and management would not return phone calls or the on site manager would not respond to the complaints of loud music,vandalism on cars and problems with the plumbing.

The Burbank police was called by other tenants but yet the on site manager was not communicating with the management company. A letter to all tenants said to call the Burbank police and inform the onsite manager.

Our lease was up for renewal and I approached the onsite manager letting them know that we are NOT renewing and was told that we did not need to give a notice to vacate because our lease is up on Jan 31, 2008.

I called the management office to confirm this and was told that we are going to lose our security deposit if we do not give notice. So I faxed over a letter to vacate and was then told that the letter was not acceptable because it was not on their official form to vacate. In the letter I asked to be notified of the exit walk though along with an itemized statement and as of yet no response but, they have painted and cleaned apartment.

First I must say.My wife and I visited the location at night to see the apt and sign the lease. I asked many ?'s to the manager about the living standards at the location. Everything she stated was not true. Its very plain to see. The building is not structured for children. There is no area for the children to play at all. Thus the majority of the lease holders has children. Kids are playing in the parking lot until well into the night. Also in the court yard where as all the noise echos. (Kids on skate boards doing tricks) Early in the morn until after 10 pm at night. Weekends are the worst. The kids are up bright and early before you. Kids will even call you very bad names in your face. One teen girl called my wife a female dog. Due to my wife was protecting our vehicle. On one occasion. There was 2 kids on the hood of my car and 1 playing on the trunk of my car. The children were being watched by there family member. She could have cared less. Our apt was next to the laundry room. Our bedroom wall was on the other side of the laundry room. Laundry was done from late at night and started early in the morn. The banging of the washer's and dryers doors being slammed. There was no consideration for my wife and I at all. Plus the water pressure and hot water was being bypassed to the laundry room. Come home to relax from work and LOUD music being played for all ears to hear. Could not enjoy home at all. Made complaints to the manager. Nothing was done on any of this. Even though there was a lock on the laundry room door. When we moved in never had roaches at the previous location. Moved in and made the complaint about roaches and was told it was us who brought the roaches. I beg to differ. Just moved out of 1723 Grismer. Eveyday I wake. I feel like I'm at the Holliday Inn.
