Hello ,  Earl Bateman and Tyrone CHUNGIE they are a big scammers , i am small investor, this to devils guys they stole my money Earl he'll introduce me to the scammer like him and Thief his name Tyrone to finish the construction in my store, I give him almost $100,000 and never finish the job, Earl what he did to me he took $40,000 Real Estate Commission which he never did any job to get this money i am the one find the store and i contact the landlord agent and in the top of all that he told me this my construction guy he will finish the job for you in two weeks, I had 3 free months renovation I lost all this 3 months , and the job never finish and both of them disappear, attention to all , you will lose all your money if you going to deal with this to scammers try and you will see !!!

First: Khaled Salem signed a contract with the contractor stating that the job would take 4-6 weeks, not the ridiculous two weeks that Khaled falsely claims happened. Khaled fired this contractor, hired a second contractor, and never opened his store.

The first contractor was almost done with the store, and the price he gave him was about $75/SF including appliances, a very good price. $84,000 total.

Khaled made several serious rookie mistakes:

1) He built his business plan around opening for business during the free-rent period, something I advised him not to do, advice which he deemed to ignore.

If everything goes exactly right, which it seldom does, with architectural plans, Landlord approvals, DoB permits, actual construction and inspections, 90-days is barely enoiugh time to complete construction. At no time was he told it would take two weeks, the agreement says otherwise.

And, things came up, as they often do, to delay the job: a wrong address on the lease held up DoB permits and ConEd from turning on the electricity; a floor scan for buried pipes and conduits was required of the concrete floor; the landlord did not approve the plans for 6 weeks after the start of the job; and a violation by another tenant delayed again DoB permitting about half way through the 90-days. Total time lost: about 6 weeks.

Additionally, this space was delivered gutted, a "cold, dark shell", demolished to the cinder block walls, with plumbing stubs and power to the panel only, needing a complete build-out.

2) He did not attach the plans to the lease so that he would have obtained Landlord approval of the plans when the lease was signed.

This I advised him to do, which would have saved 2-4 weeks. Instead, Mr. Salem rushed the closing because he had to get to Morrocco for Ramedan. Still, I looked after the demo and supply deliveries that were allowed while he was gone.

3) He fired the first contractor, almost at the end of construction. Of course, permits go with the contractor, so the new contractor had to get the permits reassigned, which resulted in the loss of a week.

Regarding the commission, what Khaled fails to say is that I had been working with him for 5 months before we found this space, and submitted five other offers on other spaces, offers that were all rejected because Mr. Salem was new to Manhattan and Times Square. He did tell me about the store, but I submitted the offer on it, and negotiated all business terms. In fact, the Landlord wanted four months of security and I negotiated two months for my client, Mr. Salem. Every other landlord demanded six months base rent as security.

When finally paid, and it was a lot less than the amount he mentions, it was for all the other months working for him, not just that space. Because he failed to open, the commission was a fraction of what it otherwise would have been.

Finally, I did not disappear and am still working at the same company at the same number. This entire shameful review is invented by Mr. Salem.
