In response to a post over 1 year ago, I am a current Fox Ridge Resident, all of the above that Fox Ridge claims is true, but most recently, the apartments have really cleaned up since Summer 2005. I don't know if a new management company took over, or what happened, but they built a fence between the other apartments, and must have done something to rid of petty crime and neighboring noise levels. Overall, Fox Ridge is a great value, it is very quiet, beautiful open lawn area with a pool, and you have the choice of renting a garage that locks. This is probably one of the lowest priced apartments south of the city, and offers better features than most high priced apartments. I have a hard time wanting to moving elsewhere. Every shopping store, including the Mall of America nearly 5 minutes away!

In this posting there are a number of allegations which are either factually incorrect, or require clarification. 1. Fox Ridge Estates is, in fact, not a "section 8 funded community." In other words, we do not receive "project-based" subsidy from either the Department of Housing and Urban Development (HUD), or from the State or City. We do, on the other hand, accept Section 8 vouchers (vouchers for assistance that travel with the tenant). Minnesota State Law requires that we accept them if the tenant meets all other legal criteria (a clean criminal background report, and no UD's): it is illegal to discriminate on the basis of economic status. 2. Police calls and police reports are two seperate matters. Police calls are when the police come to the property in response to an emergency incident. We had 68 police reports over the past 3 years. Police reports are generated whenever someone calls in any kind of indcident no matter how minor, like a dented fender. Sometimes we don't know about all of those. We participate with the Multi-Housing Crime-Free Program; this is a proactive program to identify potential crime activity, so as to act quickly and forcefully to stop or prevent crime on our property. Our on-site manager speaks with this organization on an "as-needed" basis and has an assigned officer they meet with once per month. During conversation, they are able to compare notes on criminal activity (if any) and to strategize proper responses. All incidents are a matter of public record, and records can be obtained by contacting the Police. We believe our records is as good as, if not better than, most of the properties in our area. 3. We clean all common area DAILY; we shampoo common area carpets two times a year. But if you don't believe that, come down and inspect the property for yourself. 4. We have 24-hour on-call response to maintenance emergencies. Less critical problems are usually taken care of within 24 hours. Yes, our complex is 33 years old, built in 1972. But, we are very proactive in our maintenance, and recently spent approximately $150,000 upgrading our exteriors; and more upgrades are being planned as I write. 5. Our A/C units are sufficient to cool the rooms they are in. It is possible that a new A/C is defective; in that case, we will repair it or replace it. We work hard to resolve all tenant complaints, and have the maintenance records to prove it. 6. Management is very proactive about quality of life issues. WE have a legal obligation to treat ALL tenants fairly. It is understandable that a current tenant might be afraid to sign their name to a posting; although we respect their First Amendment right to free speech. But, we think our excellent public record, and our hundreds of satisfied tenants speak for themselves. We are proud of our hands-on management style, and our record of prompt attention to tenant needs, at all of our properties.
