There are a number of interesting inconsistencies with this submission. First, we don't own the houses we manage, they are owned by people just like you - individual home owners who move out of the area. After about 17 years in real estate, I have yet to come across a house, no matter who owns it, that has paper thin walls. Paper thin walls? Houses generally have 1/2" sheetrock on the walls and you have to be one destructive, negligent person to put holes in it every time you "bump" it. Sounds like Erin and her family were a little rough on the house. Also sounds like Erin liked to make things difficult for the company. She says she put in several work orders. In writing? All work orders have to be submitted in writing in order to get anything done. Also, and this is critically important, we need ACCESS TO THE PROPERTY! We have written in our lease that we can go in anytime we need to do work. Problem is we get tenants like Erin who, from what she wrote in her complaint, want to be there to supervise. Well, if you're out during the day we CAN'T GO. If you want your property repaired, and we're more than willing to do it, especially if its water damage, then you have to make yourself available or allow us to go in without you there, period. I'm sorry she had a negative experience, but I've usually found that the tenants that insist on NOT letting us have easy access to the property are almost always the ones that complain about bad service. Let us do our jobs and you'll be very happy with the services we can provide.
