This woman (Linetta)came to me to rent my home. I am new to landlording so I learned a very good lesson. She came to me and I agreed to her application even though it was very slim in details. But she claimed it was because she moved here from Iowa and was interviewing at Hallmark for a job.

Well none of her details could be checked. So stupid me gave her a break. She really seemed honest. As of right now she is living in the house, has not paid a dime and says she will move tomorrow or in 2 days or what ever ecuse she comes up with. She has feed me lie after lie from being sick, having to go to the hospital from inhailing toxic fumes from cleaning agents, her daughter is sick, Her pastor (Briley) has your rent check and will drop it off today, Oh pastor Brileys children were in a car accident in Columbia Missouri and he had to go there. He has your check and will bring it with him when he returns.

Once I told her she was not welcome in the house (moved in without my knowledge) She cant get the friends from the church to help her move today so it will have to be tomorrow, The excuses (lies) are endless. Now she is living in my house without paying a dime and does not have any intention on leaving. I will have to spend anywhere from $500 to $2000 to get her out. I am posting this to help anyone else out that might come across this woman.

Remember LINETTA WOODRUFF. I would avoid her at all cost.

Check your tenants with a Private Detective first!

I doubt you will ever collect a judgement from this dead beat-renter, I am a Private Detective in Lee's Summit, MO and looked up her court records and found that she many landlord suits against her with many, many thousands of dollars in judgements against her, so stand in line and wait to collect like all the rest are now doing. in the mean time pay some extra bucks and hire a Private Detective to check out your renters. You sound like a nice person. I am sorry you got caught in such a bad situation Begin eviction proceedings and then take her to court and get a judgment against her. In the future, as you know, please be more careful who you rent to. You say that she was "interviewing" with Hallmark. Well, I personally wouldn't rent to anyone unless they had a bona-fide job that I could verify! I'd also get a a security deposit and first and last month's rent. Additionally, before someone moved in, I'd walk around the house with a video camera so that when they moved out and there was damage, I'd have videotaped proof they caused the damage. At my local community college, there is a "landlord" class. You might want to check and see if your area offers such a class. Also, landlord.com might be a resource for you to learn more about your rights and what steps you should take. Good Luck!
