Thank you Gino, for skirting the issues that you were not available, you made her wait, you only showed her properties you had an interest in, and when you did show her another property you found a reason for her NOT to buy.. We never attacked you personally.. Sorry you had to resort to a "rat in a cage" persona... you commented on how we were drunk, you commented on things that are completely irrelevant to the situation at hand... the walls that you took down just happened to be walls that had nothing behind them, and left the walls that have foundation damage.. My advice to you is shut up... you associate your self with that "real estate guy" does not bode well for you...My girlfriends personal life has nothing to do with the shady performance from you... Please send me the address's of the 44 properties you presented to Amy... I am guessing you do not have them...However; you do have the 4 properties you showed her... We have been friends for over 30 years, however; I will not let you attack me or my friends to cover your own a*s. You are one of the most successful realator's I know.. Why you have to work with trash is still a mystery... you talk about slander... I challenge you and "the real estate guy" to present your case...Everything in your rebuttal is false... The only thing I appologized for was your involvement with "the real estate guy" We bought the house in July, not August.. You took care of the piano??? Really... MY NAME IS GINO ALBINI WITH MJ PETERSON REALTY IN BUFFALO N.Y. I AM WRITING A REBUTTLE THAT JUST REACHED MY ATTENTION IN REGARDS TO A RECENT REAL ESTATE TRANSACTION.
sO A FRIEND CALLS AND WANTS TO MOVE BACK TO BUFFALO AND START A NEW LIFE. ASKED HOW THE REAL ESTATE MARKET IS IN BUFFALO. AFTER INFORMING HIM, WE SPOKE ABOUT COMING TO WORK FOR ME AS A REALTOR AND STARTING A TEAM. wE WORKED OUT PRELIMINARIES. THEN I ASKED WHEN ARE YOU COMING INTO TOWN SO WE CAN LOOK AT SOME HOUSES. AT THAT TIME HE HAD NO DATES THAT HE WOULD BE ABLE TO FLY IN FROM CALIFORNIA. THEN EXPLAINED THAT HE HAD A LOCAL GIRL FRIEND THAT HE WANTED TO COME BACK AND START A LIFE WITH IN HIS NEW CAREER. GREAT!
SHORTLY AFTER, MY 30YR FRIEND WHOM I COINCIDERED TO BE FAMILY TOLD ME THAT HE LOVED A BUNCH OF HOUSES AND WOULD I TAKE HIS GIRL THROUGH. I STATED THAT HE SHOULD BE MAKING THE TRIP AND MAKE HIS OWN DECISIONS. NOPE... HE SAID HE TRUSTED THE TWO OF US AND WE COULD FIGURE SOMETHING OUT.
44 HOUSES LATER WITH HOURS OF SHOWINGS AND PHONE CALLS, EMAILS LEGTHLY TEXT MESSAGES ( GROUP EMAILS AND TEXT MESSAGES ) I WAS TOLD THAT HIS GIRL FRIEND DID NOT WANT TO LIVE ANYWHERE BUT TONAWANDA. I WAS INFORMED THAT SHE WANTED A PARTICULAR AREA AND THAT WAS THAT. SHE NEEDED A BIG YARD FOR HER DOG AND A BEDROOM ON THE SAME FLOOR THAT HER SON COULD SLEEP IN, BECAUSE HE WAS MOVING IN AS WELL.
SELLER OF THE PROPERTY HAD THE PROPERTY SOLD. KNEW THAT THE BUYER NICK WAS COMING TO TOWN AND WAS A LONG TERM FRIEND/FAMILY TYP FRIEND AND WE WORKED OUT A DEAL. SUCH A DEAL AS THAT HE WAS WILLING TO PAY A SEPERATE CONTRACTOR TO CUSTOMISE ITEMS FOR THE BUYER. FENCE AND GARAGE EXPANSION FOR HIS HARLEY. GREAT.
FINAL WALK THROUGH- YUP IT SMELLED IN BASEMENT. WAS NOT URINE IT WAS HUMID AS CAN BE. RAINED FOR DAYS PRIOR. SELLER DID TAKE HIS BELONGINGS ( HUMIDIFIER ) OUT. WHEN WE WALKED IN WITH THE BUYER AND HIS INSPECTOR... BUYER AND HIS WONDERFULL GIORL FRIEND WERE DRUNK AS CAN BE. FLIPPED OUT AT THE SMELL. THEIR INSPECTOR TOLD THEM IT WAS NOT URINE THAT IT WAS MOISTURE/ HUMIDITY AND A HUMIDIFIER SHOULD BE USED IN ALL BASEMENTS. GREAT ADVISE. i CALLED THE OWNER/SELLER RIGHT AWAY TO GET HIM OVER TO SEE WHAT WAS GOING ON. HE SHOWED UP IN 5 MINUTES. BUYER NICK FLIPPED OUT ON HIM AND CHARGED HIM AS IF TO FIGHT. DIDN'T SEE THAT COMING. BOOZE WILL DO IT. SELLER GRANTED BUYER A CREDIT TO APPEASE HIM. BUYER WAS FINE AT THAT TIME. ESPECIALLY AFTER HIS INSPECTOR TOLD HIM THAT HOUSE DOESN'T LEAK WINDOWS ARE CLOSED AND HAVE BEEN DURING THE HUMID AUGUST SUMMER.
FROM THERE... BUYER WENT BACK TO CALIFORNIA TO CLEAN UP THE LAST OF HIS BUSINESS AND GATHER THE LAST OF HIS BELONGINGS. BEFORE HE LEFT... WE HAD A HART TO HART FRIEND CONVERSATION. FOUND OUT LOTS OF STUFF AND BEFORE HE CLOSED AND MOVED BACK TO BUFFALO TO START THIS NEW LIFE WITH THIS GIRL FRIEND I EXPLAINDED THAT THEROUGH THE GRAPE VINE I HAD FOUND OUT THAT THIS GIRL FRIEND WAS STILL MARRIED AND LIVING WITH HER HUSBAND. THAT THROUGH THE GRAPE VINE I HAD HEARD THAT SHE HAD A SERIOUS DRINKING PROBLEM. OH SHE BLEM THE HIGHEST EVER IN KENMORE HSITROY. GO INTO THE POLICE DEPARTMENT AND SHE'S ACTUALLY ON THE WALL AS A WARNING. MY FRIEND INFORMED ME THAT NON OF THAT WAS TRUE AND HER HUSBAND HAD ALREADY MOVED OUT. EVEN THOUGH I WAS SENT A PICTURE OF HER AND HER HUSBAND HOLDING HANDS AT THE HOCKEY RINK JUST A DAY OR SO EARLIER. SENT FROM ANOTHER FRIEND.
FRIEND GOES BACK TO CALI TO GET READY TO MAKE THE MOVE DESPITE NEW INFO. WHILE HE WAS GONE AS A FRIEND AND REALTOR I WAS ASKED IF I COULD DO A FEW THINGS FOR HIM SO WHEN HE GOT BACK HE DIDN'T HAVE MUCH TO DO. OF COARSE. CUT UP A PIANO THAT WAS LEFT BEHIND ALONE. TORE WALLS DOWN IN BASEMENT SO HE COULD REDO A BIT BETTER. I WAS SUPPOSED TO BE ASSISTED BY HIS BROTHER. WHO I ALSO HAVE KNOWN FOR 30 YRS. HE CAME,, DECIDED THAT HE WOULDN'T HELP AND LEFT. BUT ASKED TO LEAVE ALL THE METAL FOR RECYCLING MONEY?? OK
NICK MOVES BACK. FOUND LARGE CRACK IN WALL BEHING PANELING. d**n. NEVER WOULD HAVE SEEN IT WITH OR WITHOUT INSPECTION.. WHICH WAS OFFERED. MULTIPLE NAMES WERE GIVEN TO CALL AND GET QUOTES FOR INSPECTION. I WAS ASKED SHOULD I GET AN INSPECTION. YES YOU SHOULD. I WAS ASKED... WOULD I DO AN INSPECTION. I RESPONDED THAT I PERSONALLY DON'T DO INSPECTIONS. THERE WAS REALLY NOTHING STARING US IN THE FACE THAT WOULD BE A CLEAR ISSUE. CERTAINLY NO INSPECTOR IS ALLOWED TO TEAR DOWN WALLS IN A FINISHED BASEMENT TO SEE BEHIND THEM. BESIDES THE FAXCT THAT THE BASEMENT HAD NO SIGNS OF WATER. AND IT STILL DOESN'T LEAK. YEAH ITS CRACKED. SHOW ME A BASEMENT IN BUFFALO THAT DOESN'T HAVE A CRAKC THAT'S 80YRS OLD???
THAT SAID. NICK HAS MOVED BACK TO CALIFORNIA.... NEVER SIGNED UP FOR REAL ESTAE SCHOOL. NEVER LANDED ANY KIND OF JOB. THAT GREAT GIRL FRIEND THAT WROTE THIS REVIEW. YEAH HE TOLD A BUNCH OF FRIENDS THAT SHE CHEATED ON HIM SINCE HE WAS HOME. THAT HE COULDN'T BELIEVE HOW MUCH OF A DRINKING PROBLEM SHE HAD. YES SHE WAS STILL MARRIED AND ALWAYS HAD SOMETHING TO DO AROUND 5PM. YEAH SHE WENT HOME TO HER HUSBAND AND CHILD.
SO NOTHING WORKED OUT FOR THE FRIEND. NO JOB AND NO GIRL. THE CRACK IN THE BASEMENT BECAME THE EXCUSE A REASON FOR EVERYTHING NOT WORKING OUT. STILL DOESN'T LEAK..........
SOLD OVER 60 HOMES THIS YR. GOT 8 LETTERS OF RECOMMENDATION FROM BUYERS AND SELLERS. TONS OF REFERRAL WORK. AND ONLY ONE COMPLAINT. FROM SOMEONE THAT THINGS JUST DIDN'T WORK OUT FOR. OH AND MY FRIEND WHO IS MOVING BACK TO CALI... JUST APPOLOGIZED AND TOLD ME THAT I WAS RIGHT THE WHOLE TIME AND CAN'T WAIT UNTIL JULY WHEN HE COMES BACK FOR VACATION TO BUFFALO.
MORAL OF THE STORY- YOU NEED TO LISTEN TO YOUR FRIENDS. WHEN YOU ARE TOLD THAT THERE IS SOME THING NOT RIGHT ABOUT SOME THING.. LISTEN. WHEN IT COMES TO DOING BUSINESS WITH FRIENDS... BE PREPAIRED TO DEAL WITH IF THINGS GO BAD.
DON'T BE A SCAPE GOAT FOR SOMEONES INFADELITY. BE TRUE TO WHO YOU ARE AND UPFRONT TO YOUR FRIENDS AND CO WORKERS.
