Oak Street Mortgage of Indiana is cleary a bait and switch based small time mortgage broker that quotes you a rate and after processsing your loan quote you a rate substationally higher than the one agree. They are not a mortgage company or bank. OakStreet Mortgage simply, by way of Lending Tree, pull your credit, make you pay for your own appraisal out of pocket and quote you a great rate. After about 1-2 weeks of processing your loan Oak Street Mortgage come back with a rate 2 points higher even though NONE of your original information has changed. OakStreet Mortgage know you don't want to wait another 2-3 weeks for another bank to process your loan and they have already put several inquires on your credit report. Never deal with this basement operation!

Here is what happened to me:

Originally quoted at 30 years 5.875%

Prior to closing Quoted 30 years fixe at over 8%

Had to close, so got a rate 2 year ARM at 7.875%

After my close I have spoken to always reputable Bank of America which will refinance me at a 30 year fixed mortgage of 6% with Zero Points lowering my payment by almost $800.

The good guys here are Bank of America, Ditech and Countrywide Mortgage. They are all great and very honest.

The bad and very dishonest people are Oak Street Mortgage or commonly refered to as OakStreet Mortgage (combining Oak and Street). They have a mess of different phone and fax numbers.

NEVER, NEVER, NEVER use LendingTree to get a loan. They are not on the cusomters side.

Michael, if you had read my book, "What Mortgage Brokers Don't want you to Know", you would have stopped them dead in their tracks at the beginning. Also, you did NOT have to close the loan. Nothing gets a crooked broker angrier than not having a loan close! And you, Mr. Mortgage Broker, grow up! You give us a bad name by your juvenile behavior. First off buddy we are a direct lender not a broker FYI. Why would any mortgage company pay for YOUR appraisal? It is yours it is a third party to do a service through you. I am sorry if you dealt with someone who was not very ethical or inexperienced. But for you to come on here and run your mouth about how you got screwed you must be out of your mind. You probably do not have the proper credit to qualify for a 30 year fixed at a rate that no longer exists in these economic times so you are telling a lie if you are claiming you closed at a rate like that. So before you run your mouth, do some research
