Our mortgage was sold to Ocwen shortly after we bought our home. Our first run in came a year after the purchase when our insurance called to say that our insurance was not being paid for. It was 2 months behind. Ocwen, did not report to us that they were no longer paying for this and we had to come up iwth 2 months worth of insurance on our home and work it into our monthly budget from here on out.

Next came the phone calls saying our payments were late. They were late by a week. We had been late before like this and never had received a call. Plus there were NEW fees being added on all the sudden as well.

In November, we paid our mortgages (we have 2, one is very small and one is just a little higher). I made the checks out and rounded them both of to the next highest hundred dollar amount. BOTH checks had the loan number on them. These checks made our loans current. My husband, who is working out of state, just now received a phone call saying we are late with our payment AND we have $500 in late fees FROM FEBRUARY and other months through out the year and we are just now being told about them.

Another thing we are looking into is on their website when we check our accounts, the payments we made on 12/7/06 are there, but the smaller of the two has the amount for the larger of the two tacked onto it as well. So ONLINE it is saying we paid an extra $600 for our small loan!! We have printed this off. Oh and online, the total "late fees" for both loans for the whole year of 2006 is under $100. This is all NOT adding up.

My husband and I feel that when we do pay in full and get caught up, Ocwen finds ways to make us pay more. They make up fees and other charges to get money out of us. We will be fighting this and looking for another company to refinace with as soon as possible.

We have just found out that every time we are more than a normal late, Ocwen is sending someone out to our home to "appraise" it. To make sure someone is living in our home and to make sure it is in living conditions!!!! This is what the NON ENGLISH speaking woman told my husband on the phone on 1-24-07. She said that if we are more than (I think she told him) 30 days late on a payment, they start to put our loan into FORECLOSURE and they send this person to our property. When they do this, they charge us $133!!! OK, Husband was off work and we were late, but we did send in some money, just not full payments. They have tacked on like 3 of these payments. They DO NOT show up on ALL statments though. Just for that month. So for Feb. 2007, it is saying we owe $333 on top of our payment and it is ALWAYS attached to our HIGHER mortgage loan. We NEVER received ANY information regarding this FEE, we have never signed ANYTHING agreeing to this at all. Heck, when our mortgage was sold to Ocwen, we were not even informed of it til or insurance called and told us because our insurance was not being paid!! When I called to talk to them more regarding this, yes, I got another person who I could not understand. This man told me the same thing and I told him I was not going to pay this fee because we were not informed of it and we did not agree to it. It needs to be in writing to the customers before hand. Customer need to know if it, they can't just tack it on. He told me that I have to communicate with the research dept. if I want it taken off. He gave me the number. Well, that number is a fax number. So I had to call back. Yes, another non English speaking man. He told me that the Research Dept. does not TALK to customers, you have to fax them or write to them. What great customer service huh!??! So here we sit. Completely caught up on our payments, should be in perfectly HIGH standing with this company and when we do get all caught up, they want to tack HIGH fees onto our loans. We are going to turn them into the BBB and contact our Attorney General plus refinance within the next month or two when Hubby gets to come home from work
