I technically purchased this mfg. home on the 9th of December 2011, the conditions being the installation of a wheelchair ramp that was ADA compliant as one of my roomies has an artificial leg, is diabetic, epileptic and has had at least one stroke.  I am also diabetic with serious ortho problems including a left knee that needs replacing and am prone to fall due to balance problems.  I am a senior citizen and at the time I purchased this place was on disability. 

The other condition was that they repair three leaks in my roof.  The repairs were supposed to be done by the end of January 2012, but they did not even start until April and the 811 report for AT&T will show exactly what day the highly unskilled and inept installler began digging to put the posts in (without waiting for AT&T to mark the lines). 

The place was supposed to be move-in ready by the 15th of December but the manager, Daniel Medina, kept giving me excuses about Home Depot installing the carpeting and had to use glue and nobody was supposed to walk on the floor, etc.  I brought my dogs here on the 12th to see the place and I wanted to see the progress.  Daniel told me the heat was working and when I reached up to flip it on, he came right behind me turning it off saying something like, 'We don't want to run up your electric bill.'  He had tallked me into having it turned on on the 9th which I thought was strange since most places like this use their own electricity to make repairs.  Not these people!

When I got my electric bill in January to the tune of $390.00 ($30 being a transfer fee) I was shocked and was sure it was a mistake.  Not so!  Since the two of us were the only ones here and no heat (and place is all electric) until the 23rd, I could only guess at why the air was on, which means he knew the heat wasn't working.  He insisted nobody had been in here, so who did the lousy paint job which included painting over electrical outlets, the thermostat, the smoke detectors, the metal rods in my closet as well as the shower curtain rods that dripped chips of dried paint all over my clothes and other belongings. Not only did he deny their presence in here, but charged us the month's rent we were supposed to get gratis on top of the $390.  This was after I had paid $5000 down as part of the lease/purchase option. 

The other roommate moved in in January and had to climb some steep steps to get in and out of here.  He had lost a significant amount of weight and his prosthettic leg at the time was prone to come off.   I complained to Daniel to no avail and he left Ivan unsupervised creating a monstrocity of a ramp that eventually broke with me and I got a right sprained knee and could barely walk for months.  When I called Code Enforcement, Daniel lied to them saying the only reason I wanted it fixed was so I could move a grand piano in here!  That was just one of his many grand lies.  If I could afford a grand piano, I daresay I could afford to live in a much nicer place. 

Daniel also told the Code Enforcement Officer, Agee, that I had insisted on a new roof.  Not so, at the time I did not understand why Ivan kept screwing up the leaks, first knocking the vent out and then after getting that to work again, the leak is back and is still here!  Agee passed the decrepit thing and we've paid the price ever since.

I have multiple reports from experts along with photos to prove how woefully dangerous the ramp is. Not only is it coming apart, but Ivan used indoor screws outside and they are rusting and putting our lives at risk. The owner (one of them whose name is Dave) might as well have said, 'screw you'  We've never been late for our rent and have abided by all the rules set forth in the contract which is a farce.  It's just a way for them to intercourse people out of their money, arbitrarily enforcing some things and others not. 

They failed to disclose to me that my place which I thought was in a quiet cul-de-sac was just a few feet away from a beaten path in and out of the complex, keeping us up by coming and going at all lhours of the day and night, eroding the yard and throwing trash all over the place.  We also had multiple people come knocking at our door from asking to bum a cigarette, to looking for a little girl!  The cops are here frequently due to the crime in this area which the owners do not advertize.  Many people here are illegal which is clearly what they like, as they don't complain! 

The secretary of State's office has a Melissa Cordelle Patton listed as the agent of record and I was advised to write her a letter to try and resolve these issues before proceeding with legal or other action.  I did so and after weeks of the PO trying to deliver the letter, the postal worker was informed she didn't live there!  When Code Enforcement sent her a letter, she got it and sent Jay Cordelle here to oversee the work on the ramp who admitted the only way to fix it was to take it down and totally redo it.

I don't know how many owners there are but the Gwinnett County Tax Commissioners office has a Federico Fernando listed as the owner who only has a PO Box number and now I've been informed by the current managers that Margaret and David (last name unknown) are the owners! 

I could write a book and since I'm a writer and a chronic documentar, there's so much more to be reckoned with, I barely know how to begin.

I was also accused of not having insurance on this place and had to have my agent write a letter stating that I had been covered and there had been no claims or lapses in my coverage.

I was also accused of being late on my rent once and the letter was posted on my door on the 2nd when our contract says out payment is not due until the 3rd since my one roommate and I both get our checks on the 3rd.

They purportedly have a pet policy, but that is not enforced and cats and dogs constantly roam the premises!
