After he reportedly inspected my home for termites radon in your basic home inspection. Directly after closing I bring over my jet ski in my lawn mower and being a first-time home buyer looking out my sliding glass door with thoughts on my mind when I notice a pitch to The Floor. After looking at it from all angles I step outside the sliding glass door and compare it to the porch when I noticed the gutters from my roof don't cover a small area where the pantry is which would allow a rain to fall to the foundation of a house with a basement which doesn't make much sense so down to the side of the porch and look up underneath sure enough the pantry is a undisclosed unpermitted add-on. It gets better I go down to the basement where the floor is sagging and we're talking a home that is built in 2000. Without a flashlight or even getting into the partial crawl space I see a horrendous attempt to hold of the particle board floor up, not the floor truss but the floor with scrap wood about four pieces nailed together then they tried to support the little Pantry that overhangs the outside of the foundation with two by twos. He tells me he wants to bring his buddy over that is an engineering that will testify that this is structurally sound wish I could figure out how to post pictures on this my God this is a nightmare.. the area where he climbed up at is where the homeowners knocked two studs out of the way in order to put pallets in the crawl to store their stuff on in combination with the add on that supported by two by twos four of the trusses in the kitchen are visibly cockeyed!!!!!! Now he's spent two hours in the home crawled through a hole anybody could see two-by-fours have been knocked out of the way and that Nails pounded down with a hammer that we're supporting the trusses without even getting in the hole and inspecting for termites you can visibly see what looks like a first timers attempt at supporting an addition to the house. He took pictures of the gutter that doesn't cover the aging gutters right above this hideous addition. He took pictures of the posts for the deck right underneath exposed particle board warped and serving as a floor for the addition. Now I'm still pretty comfortable because his website says he has a buyback guarantee. After offering to have some friends come over with cinder block and jack I told him I'm ready for the buyback guarantee. He looks at me and says that's a package that you did not take. First you have to inquire about it and then purchase it, its advertising! Now before he changes his website I made sure I copied everything. I figured I would protect everybody I goodbye by reviewing on every side I can contacting the BBB and as soon as possible I will take him to court well I'm paying rent to stay in a safe home that is structurally sound while paying the mortgage home that is collapsing thank you very much Matt I'll be in touch everyone else don't take my word for it hit me up for some pictures or I will gladly give you a walkthrough

 Matt let me give you some business advice here.. as a plumber when I arrive at somebody's house an object's or in my way preventing me from doing a thorough job I have two options I can either reschedule or refuse. The pallets in no way if they were fully loaded obstruct The View of the Hideous addition. When you use the property was in your way of doing your job yet you still reported that everything was in sound condition you only make yourself look worse buddy! Once everything was cleared out you return to my home despite your busy schedule and still gave it two thumbs up. There's a more than obvious yellow gas line csst that terminates in the enclosed floor of the addition. The addition along with the water it allows to leak in when it rains has caused more problems than I can list I will send you copies of real inspections if you like. You're nothing more than a scam artist. It appears that the lawsuits will be aimed at the seller and their realtor we are still coming after you for false advertisement of your fake guarantee. No sense in changing your website we've already got copies of all of it. Other than that I feel it is my duty to protect everyone I can by letting them know your scam. I will be making copies of your reports and posting them everywhere in Grove City every restaurant I go to Everywhere I Go. Love how I shared with you pictures of your more than obvious signs the house had been in a major flood you tell me I'm harassing you and your family on this Sunday! Me and my family don't even have a home to move to do to the black mold caused by everything that you missed!!!! My f****** wife is crying her eyes out and we have nowhere to go no money to fix the insanely obvious amount of things that you missed number one huge water restoration disaster due to flooding two ongoing issue causing black mold everywhere not that you were paid to look for mold but the cause of it is very obvious the pantry addition three even your very first picture of the front of the house you can visually see the entryway slope so hard towards the house that's causing water to run into the basement.

We are disheartened that Mr. Stone did not have a pleasant experience with Safe Check Home Inspections. We are proud of being a highly positive reviewed home inspection company. We desire to deliver the highest quality and thorough home inspection and customer satisfaction in the industry. It is extremely important that our clients have a reasonable understanding of our scope of practice (SOP) and the limitations, exceptions, and exclusions within. This is why we include our SOP in our on line contract that was signed by Mr. Stone indicating that he has read and understands the following:

 

III. The inspector is not required to:

  1. move any personal items or other obstructions, such as, but not limited to:  throw rugs, carpeting, wall coverings, furniture, ceiling tiles, window coverings, equipment, plants, ice, debris, snow, water, dirt, pets, or anything else that might restrict the visual inspection.
  2. dismantle, open or uncover any system or component.
  3. enter or access any area that may, in the inspector's opinion, be unsafe. 
  4. enter crawlspaces or other areas that may be unsafe or not readily accessible. 

 

A and C both clearly state my limitations as a Certified Home Inspector to thoroughly inspect certain areas of the home.

 

Despite a 100% full schedule, we responded to Mr. Stone’s complaint by meeting him at the property on the same day we were made aware of his complaint to see how we could best address his concerns. After an evaluation in a completely empty home, it was very clear that all of the areas that were in question were unable to be visualized during the inspection due to a very high volume of owner items and packing materials.

Although we do not feel there is structural integrity loss based on past experience and based on what Mr. Stone showed us at this time, our SOP limits this evaluation, therefore we offered to provide a Licensed Structural Engineer to evaluate his concerns at no cost to him to which he declined via text message.

The five pallets that Mr. Stone describes in his complaint were overflowing with owner items making the majority of the crawlspace in question impossible to visualize. In addition, the kitchen floor he describes was also completely covered with packing boxes and owner items. 

Both the home inspection report and the termite inspection report clearly states the home was difficult to inspect, i.e. “At the time of the inspection the occupant was in the process of moving. Boxes and other belongings obscured parts of the home.” In addition, it states, “This house was very difficult to inspect because it was buried in the owners items.”  

Within the 48 hours of my attempt to address the needs of Mr. Stone I have received nearly 40 texts threatening me , several emails, and a phone call at 2:13 am. Mr. Stone’s behavior has crossed the line from a dissatisfied customer to harassment of me and my family on personal time. If I am contacted by Mr. Stone again I will be forced to call the police and file a complaint.

Safe Check Home Inspections has processed a full refund for Mr. Stone for the Full Home Inspection in the amount of $279 due to his dissatisfaction and consider this matter closed. Should Mr. Stone wish to further this claim we recommend he follow the guidelines in the online contract that he signed.
