I ordered paper leads from theloanpage.com. I received more bad leads than good, actually none were good. The leads were either resold, meaning that they were originally sold 3-5 months ago, the client already refinanced, and resold to me, or the leads did not fit my filter criteria's, or the client who filled out the lead did not request mortgage info but was looking for info about other programs etc., or the contact numbers were incorrect, or I was never able to get a hold of the leads, or the leads were sold to more than the 4 max allowed as stated, or the information within the lead were tampered with to fit my filters so the loan page could sell them to me and fit the sales quota (this was confirmed by several clients).

The loan page also only allows 15% return for bad leads, so out of 30 leads I'm only able to return 4. This allows them to sell me as many bad leads as they want because I can only return 4 of them, this greatly favors theloanpage.com not the client/mortgage consultant or firm that bought them.

I tried to have my contract cancelled for all of the above reasons but it was refused by management unless I paid a penalty for early termination, again the contract favors theloanpage.com/housevalues not the client.

Theloanpage.com also stated that the contract was for 3 months, not including the first pro-rated month. This is not stated anywhere in their contract. The contract clearly states that "The effective Date of this Agreement is the Order Date as specified on page 1". Page one specified a start date of 6/9/06, meaning the 3 month term is from June, July, August.

But theloanpage.com states that the first month does not count and my contract does not end until september. So this means I'm out of luck and have to pay $480 a month for 3 months plus $352 for the first month (June). Thats $1,792 for bad leads or I can pay $720 for a cancellation fee plus the $352 I already dished out for 22 leads that led to $0 profit because of the above reasons. Either way, I'm out of hard-earned income.

Do yourself a favor...DO NOT BUY LEADS FROM THELOANPAGE.COM OR HOUSEVALUES.COM...YOU'LL THANK ME LATER.
