Whatever you do, stay as far away from this place as possible  the so called manager is a crooked lazy deceptive liar, who cheats honest people, violates civil and legal rights at every opportunity, does anything he wants to earn a crooked buck, the place is a slum, no upkeep, the manager spends all his time helping himself, they will take away your property in a second, the manager pretends he doesn't get rent on time so he can charge extra late fees, there are so many safety and code violating and no one does anything, he intimidates the elderly who live there with constant threats of eviction, he makes sure the woman know there place, he trys to force his religion down your throat and if you aren't interested well he just sells and rents to people in his church, this place is a joke, their are massive black widow spiders, all the trailers are infested with termites, he breaks all the rules does what he wants, parks where he wants, and yet has no problem violating your civil rights by hounding you by by banging on your door, or following you to the car, or even talking to alll the neighbors about your finacial business and personal business, he makes sure everyone knows not to come to him, to brother him with anything, and yet he is still there, collecting money on trailers that should be condemned,,so word of advice think twice about moving here

Nothing has changed since my last report, but the management seems to be trying to fix the problems.  The biggest problem being the awful neighbor who knows how to fight eviction like a pro. I've been assured that a fix is in the works, for somthing like a year.  Still I do believe they're trying.

I once wrote a rebuttal to this review, because I was new to the park and turned a blind eye to red flags.  But I could not write that today.  The previous review was spot on.  The park ownership and management leave a great deal to be desired.  I'd be tempted to call the owner a slumlord altthough I don't know how many of the problems he's aware of.

Dan, the manager is overbearing and pretty inappropriate.  He does share private information even though he knows it's wrong.  He doesn't shove his religion down our throats, but he has tried lecturing us on activities which are entirely legal, of which he disapproves.  In addition he has asked us to do illegal things to get rid of a tenant that the owner os either too cheap or just plain too lazy to evict.

And speaking of that tenant.  We now have a violent criminal living on the property.  Dan says it's illegal to use a backgroound check to determine whether someone can live here but he make the woman who sold us our trailer do one on us.  Anyhow theis guys background check is in excess of 50 pages long.  He's in jail on a regular basis.  You don't even need to pay for a background check either, simply googling his name brings up a shocking news story, complete with photos.  He's even been arrested here on the property for beating up his wife, but still no action against him.  For months.  The excuse?   Their lawyer is out of the country.  A pretty lame excuse.  So we no longer feel safe here.  We've even decided to install a video surveillance system and arm ourselves to protect our property and lives.

In addition, major problems are left unrepaired until they are forced to deal with them by authorities, and when repairs are called for, Dan does them, instead of hiring professionals.  The owner uses our very limited parking lot as a storage lot for his very large trucks, so now the place looks like a towyard.  We used to love this place, now we just feel trapped. Would not recommend moving here to anyone.

I have been living at The Palms for over a year now and I have to say that I fully disagree with your report. First off you mention that all the homes are infested with termites. This is false. My home is not infested with termites and neither are the homes of the people I know here. Also I have not seen a single black widow ever in or around my home.  Secondly I have to say the keep up of the park is excellent. Not sure how you can even say this being they upkeep the vegetation twice a week and the available appliances work just fine.  This park is also nowhere near a slum. It actually is very beautiful and kept up.  They even have done a very nice job on making the fire road beautiful by creating a long community garden. The sidewald and roads are clean and nothing is falling down or broken. Lastly the things you have said about the management. I am not a part of the managers church and I rent here and he has never even once said anything about his religion to me, so that part you mentioned is completely false. I never have seen management cheat any of the occupants, the management has never parked in my spot, I have never seen the management lie or cheat any of the occupants and they have never come banging at my door. I could go on but what I am basically stating is that your report is completely false. I think that your experience at The Palms is very unique and that maybe there is something more to the story you are not writing about. I love this park and I have never had a problem with the management and I fully recommend this park to anyone.
