We bought a timeshare in Los Cabos, Mexico while traveling there.  We have paid it in full.
We received yearly invoices for our Maintenance Fee every year until we moved in 2009, updating our new address on www.resortcom.com.  When I have called them, they have our current address information on file.

We have not received an Invoice from the since October or November of 2008.

But, we have received PAST DUE NOTICES every year since.  I have called and complained many times.  The Late charge is $91.68, a substantial amount.  One year, "as a courtesy", they reduced the late fees 50%.

We have EXCELLENT credit, if you would like to check, please contact us.  We do not pay our bills late, ever!  When I get yearly invoices, such as prop tax, auto and homeowner insurance, I pay the bill right away.  No invoice, I have nothing to tell me what amount is due and when.

We are still not receiving Invoices, but yes, we are still receiving PAST DUE NOTICE!
I think they are purposely doing this to get that extra Late fee.

Great way to generate extra revenue.  What are the Timeshare Owners supposed to do? Not pay it and lose their timeshare?  It's a WIN/WIN for the company!

OH dear! I just run into this forum, I SOOOO invite you to read this article,

http://www.timesharescam.com/blog/107-timeshare-cancel-professionals/

I think It will pretty much say everything that needs to be say.

I went through a horrible experience with this resort, and I'm out of three thousand dollars right now BUT I'm in a process to cancel my timeshare.

I am sorry to hear that you have had challenges in receiving invoices for your maintenance fee payments. There are several different ways you can pay your maintenance fee; either by phone, logging in online or by mailing in a check. The maintenance fees are due at the same time every year. We also share the due dates calendar on each of our Quarterly Newsletters to keep our members up to date. To make things easier, you can sign up for our new Paperless Billing option where you will receive an email when your statement is available online so you can view, print or pay your bill online 24/7. For information on how to sign up for Paperless Billing, please email [email protected]. If you would like to provide an email address for us to contact, we can contact you directly as well. Thank you and once again, sorry for any inconveniences.

Timeshare = Bad news

Beware. If you stop paying your timeshare, it is very likely that the resort sells your debt to a collections agency, and they can REALLY ruin your credit report. Timeshare Industry has gained its bad reputation because of these sort of situations. I know a company that can give you a totally free consultation on your matter, this is their website:

hope you're having a great year so far
