In October 2015, in the midst of researching options for buying land to build sustainable housing (including solar and on-site water, per the Biotecture standard of Michael Reynolds PF), I discovered an ad on landcentury.com about land for sale in Los Lunas, New Mexico. In fact, now that I think of it, landcentury.com is at least partially at fault and arguably to blame for the ultimately fraudulent scheme. This ad described a property which supposedly has "hard surface road" access and is supposed to be close to many local attractions and conveniences. Well, as a wary consumer, I called the Valencia County Accessor's Office and made sure that the property exists and that the company selling it was the legal owner. The accessor answered that it does exist and that Aristotle LLC aka ZYZJJJ Company. was listed as the owner. They even ran a GIS search to make sure. Well that put me at ease--unfortunately as I came to discover.

The main thing that I now realize I should have done is speak to the GIS / mapping specialist in the Accessor's Office (unfortunately I only did this after completing the purchase in an attempt to find the most efficient way to drive to and find the land I purchased and to avoid any confusion). Well after paying the initial Document Processing Fee of $ 475.00, I proceeded a few days later, given the time window of the online terms, to then sign the real estate contract and then pay the final $ 995.00 for the actual property. Yes, I know it was perhaps gullible to think I could get such a good deal on property that I thought was actually in a reasonable area; but in retrospect, given the description and my passion to build land close to the Biotecture headquarters in Taos, New Mexico, I can understand why I jumped the gun as the cliche goes.

Anyway, much to my chagrin, the GIS mapping specialist for the New Mexico government told me today that the land I bought is quite frankly in the middle of nowhere, only accessible by 4x4 and the only paved road is 2 miles away. Also to even confirm my exact parcel would require an official survey and an added $700-$900. Even worse, there is a zoning law that requires that you have at least 3/4 of an acre of land to build a house with a septic tank in that part of Los Lunas. In other words, if I were to even try to build a real house there, I would need almost 3 times as much land (the albatross of a plot that I now own is approximately .3 acres; for some reason I just thought about IM Pei and one of his less successful projects versus the coup de theatre of the Tour Eiffel PF).

Look I'm not here seeking pity; I just want other consumers who might fall victim to a similar scheme from this company to be aware. Also, it looks, per their website, like they have many more (apparently they own thousands of acres of this land that was scheduled to be developed in the 1970s and was then scrapped) and are offering bargain basement prices for useless .25 acre plots (once again you need at least .75 acres to build anything there) to unwitting buyers. Actually speaking of buyers / consumers and capitalism, this gets me back to another more philosopical / life practice issue. Per my screen name, I believe in practicing the moneyless living standards of Mark Boyle and other progressive practicioners as much as possible. So this purchase was in many ways not within the way I have been living my life for the past 6 months approximately. But my soft spot for Biotecture in New Mexico and having some funds saved up made me turn my back on this way of life that I have found allows us to enjoy far greater satisfaction and happiness than what passes for the average money wasting ways of the average American. Moreover, apropos to the power of interrogative thought I wonder why and how this experience correlates to the most pleasurable, most fecund, and most successful revolutions and thus the most pleasurable, most fecund, and most successful solutions being orgasmic healthy satisfying free Love for all involved in Paradise as soon as possible and as much as possible? More power to practicing moneyless living..

I overreacted. ZYZJJJ Company delivered exactly the property that was represented to me and that I researched and verified in advance of the purchase. Regardless, they immediately offered to make me happy with an alternative property. Unfortunately, it is not possible for me to completely remove my misleading original post, but I certainly would if I could. ZYZJJJ Company was professional and friendly throughout the process. Highly recommend.

ZYZJJJ Company Complaints are FALSE New Jersey Nationwide

I am a frequent participant in land auctions in general. Specifically speaking on ZYZJJJ Company, I have had nothing but quick & simple transactions with this seller. Friendly/knowledgable staff. Superb experience every time.

After reading some other reviews here, I can't help but wonder how some people complain about processing fees even after admitting they did not read terms and conditions... Did you really expect to get a quality piece of land for your bid of $5????? Even WITH the fees, these deals are phenomenal.. Clearly these complaints are coming from ignorant/inexperienced buyers.

When I first read the fine print, I immediately was made aware of what is stated as the documentation/processing fee. As it is my right as a paying customer to have these fees laid out for me, I contacted Land h*o and asked them to explain to me what exactly the fee would be covering...lawyers/recording fees/etc. I did my research, and it all checks out.

I have bought land for thousands of dollars with small fees and I have won land on a $0.25 bid with hundreds of dollars in fees. WHAT DO YOU EXPECT??? It is a business. Find me somewhere - ANYWHERE - that sells real property for an unrealistically low price..you get what you pay for people.

I have been a customer for this company for the last year, the website layout for the company above is very nice if you use the actual website rather than the one listed in the above article. I have been happily buying land for about around a year now and the listed company has always satisfied my needs. The members of the team you can call also and only have the nicest of attitudes towards myself and I am sure all other customers. They follow through in timely fashion and can always satisfy!
