I have a had problem with company for many years ,ASPM is the worst of all. They say they are a property management company. To get to the point, quick, they have no people skills ,their rude ,all they want is the service agreement chick, which I will say always on time even early. After 5pm weekdays you are on your own and weekends too. They never walk thru the building to see what is needed to be done. They never have anyone over seeing any work being done, their on the Honor system, they say.People here  for 1.5.hour ,bill the building  for 3 or 4 hours of work. This a 9 unit condo in La Playa ,no pool ,tiny bit of common area ,and they have let this building go to hell. But we have 60,000 in reserves, wow, but they will need all of that to fix all the damage done by no,preventive maintenance( ZIP).I thought they APPM would give good advice to the board (5 years same board.)but they just sit back and collect their check. The board is clueless on how to do their job,no people skills ,everyone fights with everyone ,and yet ASPM management does nothing .To bring harmony to the building.Ex.A owner has a disability with  the front gate lock, its old way to low,and has knobs instead of handles ,The management company was asked to change the knobs to handles ,to make it easier for the disable owners  and their guest  to open the gate ,they said the board said the owner can pay it themselves, again instead of advising the board it would be in their best interest to replace the knobs.NO IMPUT FROM ASPM.I could go on and on ,their rude and most importunely not trustworthy ,ever bill is general expenses for building ,never broken down ,or itemized.Good luck if you do busness with ASPM Property Mamagement, your need it.Will send pictures of the decay of our property later.

No new r&r since 10 years ago,the pictures speak of your preventive manience skills ,you look the other way ,your only concern is your monthly check. The gas heater has not been cleaned in over 8 years ( Drained),the new roof we put on has not ever been cleaned, which the company advice us to do. Scrub down,to reflect the heat ,the roof is white ,but you never know it,you do not help the other owners only the three on the board,I will just keep posting pictures of the crappy job you do,I hope no one gets stuck in the elevator on the week ends ,because you would not be there to help.Oh and give the fire dept. a key to the roof lock,so if there is a fire they can open the hatch to roof, and paint those lines on the steps white lines ,for safty,do your job, look out for all owners.

ASPM Has No Control Over Board Decisions

#3REBUTTAL Owner of company

Wed, September 30, 2015

We welcome the opportunity to address this issue for you, which stems from your request in August for permission from your HOA’s Board to allow you to make a disability-related improvements to the HOA’s 9-unit premises. The Board, in its discretion, ultimately granted your request but, as is their right, refused to use HOA funds to cover the cost of your project.

We understand that you hoped the HOA would pay these costs and are unhappy with the Board’s decision. You appear to be under the mistaken impression that ASPM has control over Board decision-making, or that we can independently make changes to the premises or spend HOA funds without the Board’s explicit approval. This is simply not accurate.

Our investigation into this issue included interviews and review of two inches of documentation of our manager’s email communications and phone calls with you, the Board, and various vendors. These revealed that at all times our manager’s communications with you were prompt, professional, thorough, and courteous–which you actually commended her for, in writing. She was sensitive to your position and handled your mounting frustration with the Board’s position as diplomatically as possible.

We regret that you feel the Board’s decision reflects poorly on ASPM’s quality of service. However, we maintain that we went above and beyond our duty in fulfilling every task required of us.
