Opinion of An Experienced Renter

I'm sorry about your experience. I am an experienced renter, and I have certainly figured two things out through my experience renting. ANY renter is in the business of making money. They will fix as little as possible, and get as much as possible. It's how they make money!

Now, as far as your deposit. When you move in, they are required to do an inspection with you and you are welcome to have anything added to the lease that stipulates problems before you moved in. Cracks in walls, messed up carpeting, cracked windows. Anything that might be misconstrued as caused by you, should be put on there. Then, when you leave it is inspected again and compared to what was wrong the first time. Each issue has a value, and that value is deducted from your deposit. That is another reason why you have to pay a deposit in the first place. What they can and can not include, depends on your local regulation. Try talking to an employee of the city or other avenue, to inquire what is allowed and what is not.

I always take a HUGE amount of photos when I move in, and of every problem I have. That way, if they say that I did something and it's coming out of my deposit, I can show them the problem before we moved there, or one of their repair people destroying something (like the carpet for example).

Hope this helps, at least in the future. And good luck!

By the way, if you really have been mistreated and you have proof, don't be afraid of taking them to court. A judge can easily see when a rental company is taking advantage of a renter. They see it all the time. But don't go in without proof (neighbors statements, pictures, written documents).
