Hi, my name is Denise Derbez; I am a Licensed Real Estate Sales Representative who has the honor to work for the fine company that is Century 21 Home Realty in Kitchener ON. I was really saddened to learn the opinion that this client has about me and the company I represent. Unfortunately in this case, the BANK decided at the very last moment to revoke the ALREADY APPROVED MORTGAGE credit for the buyer (which we had a written copy of). It really surprises me that they had this kind of reaction for something that was completely out of our control; and specially because in the end (2 weeks later) the deal closed, since the buyers reapplied and finally got the mortgage (Although this rarely happens, the Bank or any Mortgage Company has the right to revoke a mortgage credit at any moment). It seems to me that my clients simply didn't understand the house buy/sell process and are trying to use me as a channel to release part of the 'unfounded' anger that this trouble may have caused to them. I always give my best effort to every client I have and this wasn't any exception. Recently I bought a home threw Century 21, and I have to tell you, I had a very nice time going threw them. This however was in Texas, and not threw Denise Derbez. But to the point I have read your post and it does'nt seem fair to me that you are mad at Denise Derbez and have slanderd her name in this fashion/forum. I say this because a Real Estate agent has NO control over the buyers funding on a home and threfore your post doesnt make any sence to me. Therefore, I have used the info you provided in your post to contact Ms. Derbez, I found her to be very nice and disapointed that you feel this way about her. However she stated that you still closed on your home with the same buyer. This leaves me wondering on the Validness of this post. Lastly, she indicated that she will respond to your post in this forum, I would like to know if there is something that you did'nt mention above that would help us to better understand why you are so angry with her? This is a strange post. Things don't seem to add up. If the contracts were signed and the proper earnest money was taken, then it's on the other party. What happened to the earnest money? I would not have moved out of the house until the property was in fact sold. How did you determine that the buyers had no intention of buying your home? As for the licenses, that should be able to be checked on. I'll be interested to hear Derbez's side of the story. If things are as you say, you should be able to file a formal complaint.
