KAPPES MILLER MANAGEMENT, billing themselves as Condominium Specialists, has been ripping off our condo complex in downtown Seattle for over a DECADE.

We're talking: Accounting Transfer Inaccuracies, General Repair/Maintenance Expenses in the Tens of Thousands, while the building continues to deteriorate (dead trees, uprooted plants, removal of water hoses, parking garage a "wreck", no painting, same carpet (common areas) since the building was built (l991), etc., etc...ALL expenses being approved by the SELF-APPOINTED and SELF-SERVING BOARD OF DIRECTORS WORKING HAND IN GLOVE with KAPPES MILLER MANAGEMENT, the proclaimed Condominium Specialists.

Costly MONTHLY visits from SELECTED Vendors for...???

CONTRACTED LABOR from unlicensed, uninsured "contractors" selected by John David Swanson, the current Resident Manager hired by KAPPES MILLER MANAGEMENT under VERY UNUSUAL CIRCUMSTANCES.

KAPPES MILLER MANAGEMENT holds the Insurance policy/coverage (building, EMPLOYEES, ETC.)under their Group umbrella...Annual premiums increasing...Coverage DRASTICALLY decreasing...(from $379,782,000. to $50,000,000....go figure!)

We are now faced with a Structural Repair (water damage, which has been apparent for approximately 5 years)...KAPPES MILLER MANAGEMENT,LLC, is NOW trying to assess the Homeowners to the tune of approximately $250,000. Currently, there is a PROFESSIONAL BID from a REPUTABLE, INSURED, LICENSED CONTRACTOR (in the business over 25 years) for LESS THAN $70,000....on the table...HOWEVER, this bid is NOT even ACKNOWLEDGED as KAPPES MILLER MANAGEMENT, LLC,and The Board of Directors (our complex) ONLY hire CONTRACTORS, CONSULTANTS, SURVEYORS, LABORERS and other UNNECESSARY COMPANIES/persons...associated with KAPPES MILLER MANAGEMENT, LLC...in order to inflate the cost...

This is an INSURANCE MATTER...not ANOTHER opportunity for KAPPES MILLER MANAGEMENT to "PICK OUR POCKET".

Unfortunately, apathy runs rampant at this condo comples...Too many rentals...and UNACCEPTABLE MANAGEMENT!!!

They are correct that probably was fred but so what if he is not an owner and they must have known it was fred in fact who wrote this somehow because it did not happen through magic. They seem a little defensive. You know I spoke to another woman from an un-related property also operated by kappis miller and guess what she felt exactly the same, her name was vicki, they can figure that out im sure but im not viki im Eling I was also not an owner but tenant of my parents unit. well guess what kappis miller did after this post, they had the manager and the board of directors file completely false charges of civil harrasment on me then let the board of directors and the manager use my mothers lawyer, Thomas Hanson and in doing so trid to charge my mother the legal fees though the judge denied that. the manager had been harrasming me for over 2 years anmd because they lioed they won the case but I promice they have not won the ethics battle. Pick on me to get at my mom, pretty imature and what is also funny is the manager is buying up all kinds of units as well as the board is doing the same thing, so watch out because major conflicts of interest exist in this comapny. the manager is family to the owners of kappis miller. I think they are fu***ng the owners out of the buildings by placing people inside to buy athe building and controll the votes.

It has come to our attention, that a Fred Watkins (his name is stated as Jones on the claim), a resident at Parc on Summit, a condominium association in Seattle, WA, is posting opinions on the internet and stating them as fact. A search of ownership records does not reflect Mr. Watkins as an owner. Our understanding is that Mr. Watkins has created a web-site called "The Slum on Summit" in which he makes false claims and allegations against The Board of Directors for The Parc on Summit and Kappes Miller Management, the managing agent for the Association. We are unable to control content on the internet, so people are free to make false claims without oversight. Kappes Miller Management has been in business for over 25 years. We are the recognized leaders in the condominium management industry for the Puget Sound Area. We enjoy a wonderful reputation for serving our clients with the highest degree of integrety and honor. While I do not know why Mr. Watkins is making these claims, it is common for disgruntled owners and/or residents of a condominium association to attack the volunteer Board and/or the management company for the association.
