Lending Bee is a mortgage company for conventional financing and hard money loans. While they are currently only in California they are planning on expanding to become a nationwide lender. Lending Bee offers their services to investors, borrowers, brokers, as well as realtors.
Leads for Lending Bee are obtained through several different avenues including: referrals, online advertising, Yelp, pay per click, and "closely working with realtors and other mortgage brokers." Vlad Rozumny went on to explain the sales and service process for his company after the initial contact is made, "we pull their credit report, give them a rate quote, provide a checklist of documents, we do underwriting, we pre-approve or approve them. If they like the rate, we lock the rate and we close the deal."
CUSTOMER CARE & COMPLAINT RESOLUTION – LENDING BEE, INC.
During the onsite interview Mr. Rozumny was asked to describe a situation where a client was not satisfied with the level of service they received. Mr. Rozumny explained the following, "usually clients are not happy with the rate which we have no control over. It is not possible today to change the rate. The lender controls the rate. We make the same amount whether or not the lender changes the rate. Sometimes they get upset wondering why it takes so long. Sometimes we cannot do a hard money loan because they want to make a 10% down payment instead of 35%." In order to remedy this Lending Bee will offer to credit an appraisal fee upon closing. This fee is typically around $500 and results in a satisfied customer.
When asked to comment on complaints posted on Ripoff Report's website Mr. Rozumny stated, "we believe these comments apply to a competitor who used to work out of the office next door to us. We were not able to resolve anything because they remained anonymous and would not identify themselves. We responded and asked them to identify themselves so we could help them but they would not." In order to further assure future and current clients Lending Bee is licensed with a California Real Estate Broker License, and a license to originate loans. They belong to the Mortgage Broker Association, and have great ratings on both Yelp and with the Better Business Bureau.
When asked what type of changes they have made to honor their commitment to make things right with the consumer per the request of Ripoff Report, Mr. Rozumny stated, "we try to be as detailed as possible at the beginning, and try to educate them about what's going to be the next step and step after that and the entire process from A to Z. We try to make sure they know that documents have to be submitted on time. If there is a 30-day close and it takes us a week to get documents from them then we cannot close on time."

This company is classic bait and switch. They promise you things they don’t produce, Liars, Scammers, cheaters, and fraudulent activities. They hide the details in the fine print, they charge unreasonable interest rates and under value the consumer. Liars and cheaters. I will be reporting my experience to the FCC, and FTC. I’m sure they have no problem breaking the law. I don’t understand how a company can operate with such disregard for the consumer. STAY AWAY!!!! YOU HAVE BEEN WARNED!
