A highly negative experience working with Phil Edwards on a recent appraisal of one of my properties. The appraisal he performed on this particular property was factually wrong in several dimensions. Its like he didn't even own a tape measure. I requested a fix to the appraisal for accuracy. The second draft was still wrong. These are simple facts, not items of subjectivity.
The worst part about the scenario is the attitude he developed in the process because I questioned his work. Not just did he inaccurately fix the dimensions, but he went off and inaccurately made statements regarding county records, square footage, and permits. This effectively killed the deal with my lender. Beware if this appraiser and if you have him assigned, go back to your lender and request a new one come out of the appraiser pool.

Fear not. This report will not be removed.

What's wrong with the policy? It only says that the site will not remove your reports. You specifically agreed to that when you made your original post. If your report was true, why would you want it removed anyway? Didn't you post it to inform others about your experience?
The no-removal policy ensures that people think carefully about what they post, and it also ensures that consumers are not blackmailed into removing accurate posts by unscrupulous companies.
