I was pre approved for an FHA mortgage with this company. Although I have less than perfect credit I was promised/assured/guaranteed that due to my high income and long employment history I would "be fine" ( I have about 700 emails of this nature). My relator was sceptical my lawyer concerned after six weeks passed and no commitment letter. We had paid for the inspection, appraisal, and put 3.5% down. Our lease expired and each day I was told "24 more hours" which turned into weeks. Finaly with our contract coming to an end, as I was preparing to pull out of the deal, Danilo calls me, from a funeral, to tell me that my loan was signed off on by the underwriter. Now I am told ....."72 hrs". This time period comes and goes. Today after multipe calls and emails from myself, my lawyer, and my realator I get the call. After 8 weeks, thousands of dollars, anxiety attacks, and the potential of being homeless...I get the call..."the opts team does not like your loan". Really genius? You could not have figured that out within the first week of reviewing the 1000 pages of my life I faxed to you? It took destroying my family's summer and leaving us financially scarred and devestated ? Bottom line...this is a SALES company. They do not care about me, you, or your friend and family. They will do anything to make a sale, even if it causes you complete devastation. They will "yes" you right down to the last minute with your bags packed and your kids running to the car. They do not care about people at all. Stay far away!

I'm truly sorry that you were not able to get appoved for a mortgage.

Anthony did respond that we in fact did not charge ANY fee to you and tried for 4 moinths to get your credit score up for approval. We have a certain credit obligation to adhere to.

We would of loved to have you approved and if you credit has impoved, please contact me and I will do whatver i can to try to help you. I am also sorry for any incovenience you had encountered.

Please also understand that we have clsoed over 40,000 mortgages since we have been in business and try to get everyone approved.

 Unlike what MR Anthony says I had the same experience with RHF. This company is a ripoff. I was charged fee's through them and was promised the same things. I contacted their corporate and they fed me a line also also. Mr Anthony and the rest of the RHF team should be in the unemployment line and never be able to do business again. They are not even good enought to bag my groceries they would probably steal them also. Stay Far away.

P.S. Anthony and Mr. Vinnie must be related or went to the same How to Rip people off University.

The harsh truth of the matter here is not everyone who is pre approved for a mortgage actually gets a mortgage. So borrowers will apply for a morgage and be denied. An overwhelming majority will be pre approved and finally approved.

This client will be an example today. The borrower in this case had a very difficult loan but the loan officer tried to approve her loan anyway. He worked for nearly 4 months to approve this woman. Having a particualrly low credit score made it even worse, however the loan officer did not give up. Unfortunately the borrower was not given final approval on this loan. She was denied.

Her frustration and disspointment caused her to write a "ripoff report". But She was never ripped off for anything. Even in her article she explains that she simply was denied the loan. She was never charged any fee what so ever. And the loan officers time he put into approving this loan was never recovered.
