To whom it may concern/ future tenants:
First I will start by saying by signing a contract with RIM properties not only are you agreeing to live in a very non-modern and roach infested apartment but you are also guaranteed to be screwed in the end in more ways than one.
RIM property management is one of the worst we have ever encountered. Initially, you come into their office and they are helpful and quite a joy to deal with. They enthusiastically qualify you for one of their apartments and more often than not require a deposit from you. The deposit for such a small and rather pathetic excuse for a nice apartment is rather large and pricey ours was $1400.00 which we 0% of and they had the audacity to say we had to pay 40 dollars upon move out on top of the $1400.00 they took from us!. But fear not! The money you are leaving as a deposit will be sneakily taken from you at the time of the move out.
During your time at RIM properties do NOT clean your carpets professionally because you will be charged a "carpet cleaning fee" anyway at the time of your move out despite your carpets being spotless. Another thing you may want to consider before signing this contract is the fact that you cannot hang any photos, televisions, clocks, or anything that will put a small nail hole in the wall. At the time of move out they will charge you for a "re-texturizing" fee and the maintenance workers (who are not professionals) will charge $22.00 dollars per hour and to patch about 8 miniature holes they will charge you nearly $500.00 from your deposit!
Another fun fact about RIM properties is that you WILL have roaches.... And when you call to get the problem addressed they will send out a "terminator" who is probably one of their maintenance guys in a different costume to "fix" your problem... and you will still have roaches after and need to pay for your own solution to the roach problem. And even after you try different roach treatments the roaches will still persist because the problem is that bad there! (I'm not kidding & the roaches will travel to your new home upon move out! Yes, it's that bad!)
Another issue that we had as tenants was the lack of response when appliances or fixtures were broken. Imagine this, it is in the middle of the summer about 105 degrees out and you're a/C unit breaks. You call your property management company and they tell you they will have someone out immediately! This is not the case with RIM properties! They leave you with a broken A/C unit for about a week. How nice huh? NO! f moving into RIM properties also beware that their insulation is terrible. On average our electric bill was 150 dollars when we didn't or hardly ran the A/C. The terrible insulation or the fact that the electricity meters are outdated may play a part in this problem. Mind you the 150 dollar bill is for an 850 square foot apartment. Seems legit right? RIM properties are nonetheless the worst property management company once you actually move in. I During the time of your contract signing they are the best people to ask questions to and to reassure you that your stay with them will be pleasant and worthwhile.
Upon moving out, remember DO NOT CLEAN! They will charge you another awesome "fee" to clean no matter how immaculate you leave their apartment. So basically YOU the old tenant is paying for RIM Properties to move in a NEW tenant. Does that seem fair? If a tenant leaves an apartment a disaster I understand fees but a property management company should FAIRLY assess the condition of apartments INDIVIDUALLY based on their condition at the time of move out.
This review is full of fun facts for you future tenants! Another dandy feature about RIM properties is their limited parking and lack of security. They have awful managers who are nagging all day about "noise" during the DAY not after 10p.m. and not being in the driveway but these same managers do not help ensure the safety of your vehicles. Our trucks were broken into twice because RIM properties told us to park elsewhere and when we called to inform them of an incident and they offered an apology and NO solution again. By this point in our stay we were not surprised but rather annoyed with the company we chose to sign a contract with. So if you have more than two vehicles (possibly a weekend vehicle or nice classic) do not consider RIM properties at any of their apartments.
To conclude, I hope we have been helpful to you as future tenants and informed you of the oh so fun journey you are about to take with RIM properties. I have attached photos of how we left the apartment upon move out and how immaculate the place was and yet we were charged 500.00 dollars! Rethink this living situation. Try elsewhere. I can guarantee you find a better apartment and property management company somewhere else! RIM property management is the most sneaky and awful company to work with. RETHINK your decision with RIM PROPERTIES!
