His Coaching Program is Bull, Carlton salesmen will take your money The No $ down Stategies he claims works...DOESN'T Most Realtors don't go for it and People don't easily part from their properties. It's even harder to get properties using Carltons programs if you live in big cities like Chicago and New York.

People just don't readily give up their properties like that, they even become hostile when the realize what your trying to do.

The program is a waste of time a waste of money, a waste of phone calls, ..its Bull!!

I called the toll free number for obtaining the "30 day trial for $9.95" for Carlton Sheets' course, to confirm my suspicions that this was a scam. I said I wanted to pay by check. I was told "we need your bank routing numbers." I then said I would mail the check in. Then I was told the cost of the information was $239, plus $30 S&H, if I wished to mail a check in. As I suspected, the object is to trick people into believing they would be charged $9.95 on their credit card, or check debit. As the previous postings indicate, if one wishes to return the course material under the "30 day trial," there will be insurmountable hurdles to doing so. The object, of course, by the thieves at Carlton Sheets' boiler room is to not refund the money, and "stick" the unwary with over $200 more in charges.

While listening to the CDs in my car, I was actually excited, because he was saying some great things. Motivational things. Carlton Sheets is definately a smart guy and good speaker. But after a while I began noticing that the bulk of it was this motivation speaking, not actual real estate knowledge. Going through the books and videos, you try to get some real hard knowledge. It is hard to understand because he starts right off using financial terms. Yes there is a glossary, but their definations are just as hard to understand. In other words I vaguely understood any of his methods. The whole time I tried putting it into laymen terms in my head. The only thing I did understand was that no down payment means higher interest than you would normally be paying. I believe it is very difficult to get a home with no money down. I had no credit, never owned a credit card, and was denied by 3 places, including my own bank who knew I had enough in savings to outright buy the house. Countrywide told me they "never" had a VA loan get denied! I also learned about hand money in the process, which sheets didn't warn me about (Maybe I missed it). Also learned that nobody is going to loan you money without proof of having a job, your pay stubs, your bank account info, and so on. Countrywide had me going around getting letters typed up proving I always paid on time (cell phone, car insurance, etc). With all this proof that I have money and never paid any bills late, I was denied. One chapter talks about credit, it's vague, and should be more emphsized as necessary, not just a good thing. I personally would suggest going to the book store, browsing a few books in an afternoon, and purchasing the right one. Or even use the same book your local college uses. You'll save a few hundred in the process. Also a couple places the course says to check the website for more info, and you go, and it's just an advertisment. It's not extra info.

we can blame a lot of things on everyone else but when it boils down to it, it is all about the type of person you are. I purchased Carlton's Sheets Manual over four years ago, look through it and pushed it under my bed. After a life changing experience I decided to read it one day, then I read it a second time. The information was informative since I was totally ignorant about anything involving investing. I knew one thing about my personality and that was I don't take no for and answer and once I make up my mind to do something it is done. I know if you follow the suggestions you will be successful but since I was a little uncomfortable with the little knowledge I had, I decide to try my way. My credit was average and I did have a small amount of savings. I purchased a rental property as is for $5,000 less then the purchase price.The owner was a motivated investor. While renovating the property the electrican Mom decided to rent from me. No advertising, money saved. Find out later the same floor plan sold for $25,000 more than I purchased my property for a month later. I just won a bid on my second property, $40,000 less than the comps in the neighborhood. While at the auction I ran into a lender that will process my loan where I can make the repairs and immediatly put the property back on the market. What I can say about Carlton Sheet is he started me on my way. The real estate forms alone have save me money. I will never regret purchaseing this course. There are mentors and people who will gladly help you along the way. Each day I learn more and feel comfortable about what I am doing. To me 90% of people will tell you what can't be done. What are they telling you about the jobs you are going to where your retirement pay can be stolen or descrease after you have work 20 or more years. Everything in life is a gamble but if you never take a chance you might always be in the same rut you started out in. A massive heart attack and Carlton Sheet has given me something to look forward to. I am 56 years old and I am working with an investor who is 32 and own 11 properties. What a wonderful mentor she is. I can always consult Mr. Sheets manual and read investment books to help me continue my goal of being a financial independent person. Life if only what you make out of it and nothing comes easy. You have to educate yourself, attend classes, talk to other investor, just do your homework because guess what you can always go back to a day job. McDonalds is always hiring.

What i suggest is you take your CS program and ROUND File it, you could do better with your own brain power.. I know many people who bought it and still sit in the same seat they did when they bought the BS CS program.. People would just assume shoot you than give you thier homes for 5,000 so they dont have to go through foreclosure.. Hi, I have just recently purchased Carlton Sheets program------I listen to his cd's while I do my daily walk every morning. So far----the information that I am taking in, makes a lot of sense!!!!!!!!! I'm not convinced on the no money down theory----but all the other info or advice is GOOD TO KNOW!!!!!!!!!!!!!!! I am one who has bad credit-----a very small savings and I am living paycheck to paycheck, needing the next paycheck!!!!!!!!!!!!!!!! I have no credit cards---because of my credit. But I did buy a home 2 yrs ago----with my bad credit!!!!!!!!!!!!!!!!!!!!!!!! Even though I have bad credit, I was able to purchase a $200,000.00 home-----I did that before Sheets program----but now I'm learning new things from him!!!!!!!!!!! So, actually----you dont need Carleton Sheets to tell you HOW to-----but you can use his program for the ins and outs of HOW to! Just remember------If first you dont suceed----try---try again! Hey Scott; are you still around? I particularly liked your statement:" I made six figures on the last purchase."(using the Carlton s**+...Sheets course) What the hell did you buy, the Sears Tower? Obviously you're another Sheets shill with a statement like that. I must admit, however, that is a possibility. It all depends on where you place the decimal point.I'm sure you assume all will put it at the end of the "six figures". For example I could truthfully say I have "a six figure weekly income". That would be be $1346.15 ; "six figures". This results in an "8 figure annual income" of $70,000.000 Wow! Carring the figures out to one mill ($.001) I can REALLY impress people. ($134.150 is also a "six figure" amount.) I'll be obliged to throw out that "eight figure annual income" expression at every opportunity. Hot d**n! ....and I'm retired too. Honestly, I'm just being facetious. I really don't believe one d**n word of your post.

I would only like to say that after careful review of the course, I noticed that it was recorded in the early 80's or even 70's possibly, and his strategy worked in only a few cities.

This program is not good for buyers in large cities. There is too much new info not mentioned in his course and you do need some money to start. I recommend the course only to business savy people with some money, lots of contacts and hard workers. It's true... this is not a quick fix. If you have the program compare the cd's and the videos... they were recorded YEARS AGO! Good luck to all who have already spent their money as I did.

I know 3 others that purchased the basic NDP course besides myself. 3 of us have bought our own homes and 1 of my friends have started buying small apartment complexes using the techniques in the course. The fourth friend did nothing but complain about it.

Now, my friends are my friends, but the one that complained I have to say was the only one that the course was sitting in his bookshelf every time I went there, and I never, ever saw it out on his table being used.

I had my course out for months when I was buying my house, and the proof is in the coffee and food stains that cover almost every page. It's well used and I have gone through many of the chapters several times since I bought it. The course works only if you actually sit down and USE it. For those of you who buy the course thinking that its going to magically make you rich, you're wrong. Nothing can do that, but the course does work if you apply the information, and apply it correctly.

For those of you who claim that it doesn't work I can only say that you must not have either read it all, or you haven't tried to apply the information. But to those that have you all know that what I am saying is true. I am thankful that courses like this exist, because they help those of us who aren't experts in certain fields get a foothold on what we need to know to actually be successful.

I am an avid believer in constant and continuing education to better myself, and if these course weren't available I'd be sitting in a night class at my local college and spending far too much time learning far too litttle. Learning from home lets me be comfortable and learn at a pace I'm comfortable with. And now that I can do most of my footwork that is needed for buying RE from the internet I will be starting my search for my first investment property using Carleton's course.

I look at it this way, if all of you were successful using the course and everyone started using it, things would be much harder for those of us who actually do use it. But that's OK too because most of you who didn't use this and/or other RE courses available will be renting your apartments and homes from those of us that have. Thank you in advance for your timely rent payment!

At 28 years old three years ago, I owned a small company with six offices. I ordered the course and used many of the techniques. I saved thousands on corporate leasing for my company; I was able to purchase land and trade service in lieu of money down and purchased my first property (as a single mom at 28) with no money down.

The ideas are there...you just have to use them. Some people have the personality for it, some don't! For those of you who say it does not work...are you looking for a quick-fix??

I was just as skeptical as the next guy. I believe the approach that works best with Carlton's course is one of self education. A college degree will cost you upwards of $100,000 these days.

The $200 or so dollars spent on Carlton's course taught me more than 4 years of college. The techniques do work. He never promises you'll be rich, he simply states that the course is for educational purposes.

I have personnally used the course with great success and have put over 50K in my pocket in the 5 months I have owned the course. You have to apply yourself and work EXTREMELY hard to be successful.

I bought Carlton's course a few months ago. I can honestly say without a doubt, IT DOES WORK. Personally I use the lease option technique, it DOES work for people with little or bad credit. You can buy your dream home using this technique, but you have to find the right type of sellers. Plain and simple, no BS. I live in small town USA, and if I can do this here, it can be done anywhere. That is the truth!

I can't say this enough. Don't bother paying full price for ANY Carleton Sheets program. If you are so determined to check out Carleton Sheets, which in my opinion is a waste of your time and money, then go to eBay and buy the program for a couple of bucks--usually $20 or less. You will also avoid telemarketing phone calls from his shills this way.

I must admit there is someone making millions and millions and millions from the Carleton Sheets programit's Carleton Sheets.

Old Carleton makes millions by selling his sleazy program to hopeful people. If the program was so successful Carleton would be doing it himself and not shilling his crappy books and tapes.

I am one of those people that doubted Carlton Sheets until I purchased the course. The course taught me the basics. I took that information and created deals that worked well for the seller and me. Sure, money up front is always a plus, but you can structure a deal to where an immediate down payment is not needed. If you are a creative person, this is an EXCELLENT course. I have personally pocketed over 50k using his methods. It did not happen over night, but it happened for me. I dropped out of high school and no great financial abilities. I am grateful for the course.

To all real estate investors,

Some of Carlton Sheets methods certainly do work.
Yes, you do need money, or have access to money,
but I personally bought two homes using his methods. people do get scared off when you present no money down deals, but the foreclosure method is also part of his system. I made six figures on the last purchase. Consumers need to be careful.

Dreamers don't do deals, and not all methods work.
Dont be scared to start a small investment group to start out,the old adage it takes money to make money is still valid, but Carlton Sheets teaches you to be creative. So be creative people

The statement that carlton sheets course is a rip off is not entirely true i believe that you need money to make money. this course gives you ideas and different strategies that are very helpful to people with no/bad credit. The Carlton Sheets program does not work like they say it does. You definitly need money to do the program. But I did learn a lot of things that I did not know, like filling out contracts and saving realtor fees.

The money I have saved from this course has paid for the course 20 times over. But I do agree that the no money down concept do not work like he say it does.

IF YOU DON'T HAVE MONEY, YOU CAN'T MAKE MONEY. So if your in a financial bind, don't think this course will make you rich, cause it won't.

If you don't have the means of purchasing property, this course is not for you. IF YOU HAVE BAD CREDIT, NO MONEY, NO JOB, YOUR OUT OF LUCK. CARL IS RICH BUT HE IS NOT GOD OR SOME KIND OF WIZZARD.

I worked in the Personal Coaching department for Carlton Sheets which is actually a part of AMS. Don't waste your money on any of the programs.

Carlton Sheets program doesn't work for most people. Day after day I would call people and only 10% to 20% of the people I talked to said the program worked. I have a friend who was a sales rep and after I talked to him I couldn't work there anymore.

I thought the program worked but it only works for people who could have already done it on their own. And you do
need money to buy real estate!
