This company claims to help people to home ownership by buying a home that is for sale and then renting it to you with the option to purchase it, what they don't tell you is that you will have to sign a lease that is 60+ pages long (get an attorney to go over it!!) that you don't get any credit for the rent you pay (I paid over 50K in two years) they will increase the selling price of the house over 10k and don't in any way work with the renter if they want to purchase it! You are basically told "we are not budging on our price"! If you ask their property managment company(Pathlight Property Managment in Texas) to fix anything in the home, they add that cost to the purchase price of the house!
When I moved into the house I chose, it was not clean, it wasn't painted, it was the same as when I had originally looked at it, it smelled of dog (the previous owners had 2 large dogs) and there was mold in the bathroom that the inspection claims they didn't find which is funny to me since they claimed that they found mold in a different house I wanted (in the basement that was totally finished, carpet and all!) so I fixed the problem on my own because I had intended to purchase the home as I had gotten an approval for a mortgage. When Home Partners would not work with me on the price of the home due to the appraisal I asked for reimbursement of only the materials to fix the mold in the bathroom in which I was told, they wouldn't do but thanked me for updating the bathroom instead. I gave my notice right then and there to move out.
These companies don't care about "helping people to home ownership" as they claim, what they care about it stuffing money into their pockets!!! Here is another good one about this company, so the city the house is in is Champlin Minnesota, Champlin had to come in and do an "inspection" since it was a rental property. Pathlight Property Managment had to be contacted three times by the city before they responded! They also have the home listed on the property taxes as "homesteaded" for which it wasn't! It was a rental property and not homesteaded! They just didn't want to pay the higher property taxes on the property so falsly reported the status of the property, I will be contacting the city of Champlin for that trust me!!
What ever you do, NEVER RENT FROM HOME PARTNERS OF AMERICA!! NEVER RENT A HOME MANAGED BY PATHLIGHT PROPERTY MANAGMENT!
