Jani King Emnon enterprises stole our money. We were suckered into buying an e4 franchise. Please do not make the same mistake we made. There contract is pretty tight. We are trying to find help in getting our money back. The people in our mobile alabama office do not know the first thing about the industry. They are just salesman. We have had our franchise for about a year and now are over $20,000 in debt. We have not made a dime off of it. It is fraud point blank. We had a lawyer look over our contract and he told us that we will never be able to make money with jani king.
If you too are a victim of jani king emnon enterprises please contact us. I know that we are not supposed to leave email or phone number on this site, so you can contact me through (((Redacted)))
This is the worst decision that we have ever made. Please don't buy a jani king franchise.

They have their contracts buttoned up. I was a employee of JK and I thank the heavens everyday I didn't buy a franchise.
The system is set up to simply swap accounts from one franchisee to the next. Example: If you have a account and either complain that it is underbid (and they are underbid), or if the customer service (office lady/man) gets a call from the client they will use this to get you out of the account. When they do this, they are simply giving your contract or business to the next new franchisee in line. They must give you your business in contracts within a certain amount of time. So, by taking from one and giving to the next its a win win for them.
Now lets say after your 4 or 5k in contracts is complete and you lose one of the accounts. When you get new business it is going to cost you up to 3 times the contracts monthly billing. If it is a 2000 month contract you will pay 6000k for the right to clean the building. Now keep in mind that it cost you 6000k but you will always pay the 20% or whatever it is now every month in franchise fees. Thats 400 per month or 2400 per year to have the right to clean the place. Now...you lose the contract and they can hold you accountable for a percentage of the contract....the beauty for them is if you lose it...they get 30 days to solve the problem according to their contract so what do they do....that's right....they give the contract to a new franchisee that just paid 20k and keep it moving down the line. Eventually you just let the business die out and you go away....that is the game they play. 20k for air......you can run a ad in a major newspaper for much cheaper and build your business that way..............of course you did sign a non-compete I am sure so you would have to wait till it expires.
Also, lets say the bid is at 18 hour....you pay your fee of 20% so its down to 14.40 hr before your responsible taxes you owe....if you come out making any profit I would say that you are a lucky person.
I hope this helps people out. I have heard of some doing very well at JK but for the most part its just a quick way to sell air. And I didn't even talk about the "training"....what a joke that is..............
Good Luck

Just an update. We are very happy with the way jani king emnon emterprises handled our dispute. We think that all of our problems have been resolved with them.
We were angry when we posted this report and did not give them time to settle the dispute.
We have restored our working relationship with them
