I made the mistake of renting a unit at the Nautica Condo building. There are constant plumbing problems! Pipes are always breaking and there are flooding issues throughout the building. The building is poorly maintained and repairs take forever. This building looks nothing like what is featured on the internet. It honestly looks like a third world country condo. Most of the people living there want to sell their units. The building is poorly maintained and repairers take forever.
The walls are built so thin you can hear your neighbors next door. In fact, a lot of people living in that building don't care because they are renting and the floors are always very dirty in the elevator as well as the hallways. Your first impression when you walk in the lobby is really disbelief. This has to be the ugliest & smallest lobby I have ever seen in any condo building!! They have a heavy metal entry door ways that makes such a loud noise. The doors have been broken for over 6 months and they don't repair them.
The security is a complete joke! It is really terrible! There is one person manning the front desk. The lobby is the size of a closet. There are constantly boxes in the way trying to get in and out of elevator. There have been foreclosures happening in the past few years and a penthouse that has been on the market forever. The biggest issue with the building is the HOA. I have no idea what they do with the money they collect every month from the homeowners because nothing gets repaired.
The people that they hire to work behind the front desk are from the ghetto. Some of them don't speak English. The purpose of this report is to forewarn anyone considering moving into that dump. I am happy that I no longer live in this building. I decided that it would be in the best interest of anyone considering leasing or buying at this Condo building to be aware of the facts.

We recently moved into this bldg and wished I had googled to see the reviews. And now after speaking to some neighbors, it is all confirmed. They did paint the walls as promised, but they also said they were doing a lot more remodel work. In the end, it would not matter. Because the WALLS ARE PAPER THIN. You can hear your neighbors on both sides and above you. I think this is the only bldg that has had foreclosures in 2017. It is a low rent bldg due to the condition and not the best quality people live here. No offense, but they just have no respect for their neighbors.
I read about security and it is true. When I use the shopping cart to take in groceries, they never offer to help AT ALL. Not even to open the door for you. And, they expect you to go back downstairs and put the cart away. They do nothing at the front desk except sit on the bums. LOL. All true what I read posted here. Joan smells like smoke because she stands outside smoking all the time, or complaining to people at the front desk.
It is a very unprofessional and unsafe building. Anyone could get by security so not sure why they are there. We are from Miami so we understand the risks. But this is by far the worst building we have ever rented from. We will move after our lease has ended.

Also wanted to report that the building runs out of hot water daily! This is unheard of in a nice condo building. Who really wants to take a cold shower? The maintenance is absolutley horrible in that bldg.
In addition, after the hurricane, this is the ONLY BLDG in the 50's of Collins with piles of debris left on the premises. The secrity gate is broken on one side and this will never get repaired. They gym is a complete disaster and again, will not be repaired for a VERY LONG TIME!!
Anyone who visits the property will witness all of this neglect. Horrible building to live in. The walls are so thin, you hear the street noise 24/7.

We bought our unit on the 4th floor back in 2012. We had no idea how poorly built this bldg was. The walls ARE SO THIN!! You can hear the plumbing, the neighbors talking or screaming....horrible! We finally sold our unit and took a loss. I am taking the time to post this report so no one makes the same mistake!
The real estate companies show old images of the bldg. Everything is built poorly and the HOA does not spend any $$ to repair anything.
Don't buy or rent from this bldg...you will REGRET it.

BEWARE OF SEVERAL COMPANIES ADVERTISING NAUTICA CONDO. They are showing old images and not the present condition of the building.
IN addition to the comments I read, there are other problems also. VERY DIFFICULT TO PARK! There are never enough spaces for tenants much less having guests over.
You constantly hear pipes banging inside the walls for no apparent reason. And, since the walls are built so thin, you hear constant traffic from Indian Creek Dr and Collins Ave. This building should be a tear down and start over!
