I have been renting from this property management company for a little over year. While I love the home, the property management company lacks the ability to serve is renters in a professional manner.  It takes weeks if not months for repair request to be completed. The company itself has admitted via email on numerous occasions that their response to work orders is extremely slow and under- par. Every request has to be approved by the homeowner and the property management is the middle guy.  I was specify told upon move in that this would not be the case- that delayed work orders did not happen.  Guess I should have gotten that statement in writing.

My suggestion to anyone and everyone else is to do so.The repair technicians routinely do not fix the problem on the first attempt. My dishwasher has been malfunctioning for over 4 months and the repair man has been out 3 + times.  The pool has been green more than it has been blue due to mechanical   issues. Issues that the property management company took months to resolve, not to mention they attempted to state it was due to tenant error in an effort to avoid the necessary repairs.

I reported a RAT problem over two weeks ago. Still no response to the repair request. I reported a sprinkler system not working correctly over 3months ago. Still no repair completed.   I fear the companys lack of response to routine home maintenance request may cause difficulty upon move out at the end of my lease. I do not want to have to negate and fight to receive my security deposit back due to the condition of the home- caused by inadequate repair jobs and lack of communication and follow threw.

More recently my AC was out for days and was not working correctly for a total of 5 days. My Son, my Husband who is a disable Army Veteran and I had to vacate the unit and stay in a hotel. On Q Property Management sent out a total of 3-4 repair men who all claimed it was a different issue was causing the problem.  In the end they stated the unit would need to be replaced which would take an additional 1-2 days for owner approval.  In the end It took the home owner sending out his OWN INDEPENDENT AC guy (I am assuming because he didnt want to drop 3k + on a New AC Unit) to determine the TRUE Problem. On Q Property Management almost had the homeowner buying a NEW UNIT!

At the beginning On Q stated they would reimburse for the hotel expenses. When it came time for me to request reimbursement they only wanted to reimburse for ONE NIGHT! Keep in mind the home temperatures soared above 100 degrees for 5 days. There was no way my husband was able to be that home with heart disease, diabetes, and in a wheelchair for 5 days. I email and called weekly to see if the homeowner was in fact going to reimburse for the nights we were not able to occupy the unit. I was forced to research the AZ Landlord Tenant ACT and informed the property management company on the state statues regarding the matter because they want to negate their legal responsibilities.  I had numerous unreturned calls and emails and was continually given the run-a-around.  After 2 months of waiting I have filed a small claim, for cost incurred, and time from work missed to accommodate the care of my husband and numerous the AC technician sent to the home.   3 days after I filled my small claim case and they were served with the legal documents - I have a received a definitive response from On Q Property Management.   They have stated they will reimburse for the hotel nights yet they will not reimburse the $66 in court fees it took in order to get them to respond.   Needless to say I am going to court for damages, missed time for work etc. 

This Companies communication is horrible. Andrew- makes excuses for the companys inadequacies and routinely attempts to make the renter feel as though they are being unreasonable.   His tone in emails is condescending at times and quite offensive. Their moral and ethical values are questionable and they are quick to take your monthly dues and not fix the problems with your rental in a timely fashion. I have had a broken water pipe on my home for over a month now. Their solution cut a huge hole in the wall and put plastic cap on it. I have kids, what if my child bums into that HOMEDO Plastic cap?

So in response to the consumer review, it sounds very, very similar to what we are going through right now.  I truly believe this company has 2 revenue streams. the 1st is the obvious, managing rental properties for homeowners. and 2nd charging late fees, attorney fees, something they call a listing fee, they will fee you to death till yeah of course there going to take you to court.. your "not paying rent"   

this started out by a friend of mine putting a 1500 deposit down on a nice home and signed a lease for 1250.  The problem is the day she went to pick up the key, oops they made a clerical error and the rent jumped to 1575.  So finding this out the day of move in she didnt bring in the 1575 she brought in 1250, so an arrangement was made to pay that back.  The problem is they still hit us with late fees from the start even though it was there fault.

I will update this with the outome.  we currently filed a suit against On Q for false advertising and also outrages late fees.  to give you an example of outrageous at the end of the 1st month and the beginning of the 2nd the late fees were a little over $600.  The same day she filed suit against them they file to have us evicted.  we have since responded to the claim and filed a 2nd counterclaim for a little over $3000.

First off, I'd like to make it clear that this tenant was evicted for not paying rent. We ended up having to take them to court and WE (On Q Property Management and the home owner) were awarded a judgement against them by the Maricopa County Court System. They seem to have been very frustrated when they wrote this report.

The unpleasant pictures of the rats directly reflect how this property was found after the tenants were evicted. There were definitely not rats in this house when these tenants moved in and the new tenants have not reported rats. The report of rats was written more than 6 months after these tenants moved in and according to their lease agreement "tenant is responsible for pest control", and were told they would need to take care of them per their lease agreement.

On Q manages over 450 properties for individual home owners. Each home owner has their own opinion of how their property should be managed. Some approve repairs right away, while others do the bare minimum. We have a high standard for customer service and have gained a great reputation for doing so. We have also built fantastic relationships with trusted venders, but we cannot force our clients to make every repair reported nor can we force them to use our vendors.
