So in response to the consumer review, it sounds very, very similar to what we are going through right now. I truly believe this company has 2 revenue streams. the 1st is the obvious, managing rental properties for homeowners. and 2nd charging late fees, attorney fees, something they call a listing fee, they will fee you to death till yeah of course there going to take you to court.. your "not paying rent"
this started out by a friend of mine putting a 1500 deposit down on a nice home and signed a lease for 1250. The problem is the day she went to pick up the key, oops they made a clerical error and the rent jumped to 1575. So finding this out the day of move in she didnt bring in the 1575 she brought in 1250, so an arrangement was made to pay that back. The problem is they still hit us with late fees from the start even though it was there fault.
I will update this with the outome. we currently filed a suit against On Q for false advertising and also outrages late fees. to give you an example of outrageous at the end of the 1st month and the beginning of the 2nd the late fees were a little over $600. The same day she filed suit against them they file to have us evicted. we have since responded to the claim and filed a 2nd counterclaim for a little over $3000.

First off, I'd like to make it clear that this tenant was evicted for not paying rent. We ended up having to take them to court and WE (On Q Property Management and the home owner) were awarded a judgement against them by the Maricopa County Court System. They seem to have been very frustrated when they wrote this report.
The unpleasant pictures of the rats directly reflect how this property was found after the tenants were evicted. There were definitely not rats in this house when these tenants moved in and the new tenants have not reported rats. The report of rats was written more than 6 months after these tenants moved in and according to their lease agreement "tenant is responsible for pest control", and were told they would need to take care of them per their lease agreement.
On Q manages over 450 properties for individual home owners. Each home owner has their own opinion of how their property should be managed. Some approve repairs right away, while others do the bare minimum. We have a high standard for customer service and have gained a great reputation for doing so. We have also built fantastic relationships with trusted venders, but we cannot force our clients to make every repair reported nor can we force them to use our vendors.
